The Board of Directors held its monthly meeting on December 2, 2024.
To communicate and inform owners and tenants of what is happening in Eastbluff, the Board is working with HOA Connection to provide a short email blast highlighting board decisions and issues after each meeting.

No Executive Session meeting was held.
In the Architectural Committee meeting, the Board acted as the Architectural Review Committee and acted on the following. (1) 912 Aleppo - approved a Minor Category 3 application with conditions to renovate the home's exterior, including new windows, siding, garage doors, stone veneer, AC condenser, and roofing. (2) 2652 Basswood - on notice of completion, the Board of Directors acting as the Architectural Review Committee agreed to request the owner paint the conduit and solar panel frame per March 24, 2023, conditions of approval on installing solar panels. (3) approved construction extension requests for 2315 Arbutus, 2407 Bamboo, and 2824 Carob; (4) 2221 Alta Vista - noted the Administrative approval on a roofing application and 701 Bellis for exterior painting.
In the General Session, the Board took the following actions:
- Approved having legal counsel review liabilities and the service agreement on the possible installation of License Plate Recognition cameras being installed in the community.
- Approved the November 4, 2024 Board Meeting Minutes.
- Approved the October 2024 monthly financial reports subject to year-end audit.
- Approved a proposal for $3,780.00 for Elect 2 Inspect to provide Inspector of Election services for the May 2025 annual meeting.
- Approved a proposal for $875 for Advanced Reserve Solutions to provide an updated on-site reserve study.
- Denied the proposal from Animal Pest Management for raccoon trapping.

Easter Event- $1,850
Holiday Event- $2,850
Upfront costs- $600
The next meeting of the Board of Directors will take place on January 6, 2025, via Zoom.
