January 2025 Board of Director's Meeting


The Board of Directors will be meeting virtually on Thursday, January 9th at 6:30 pm. Agenda Items include: Approval of Minutes - December 12, 2024, Committee and Task Force Reports, Open Forum, Management Report, Matters for Board Decision (Laptop Ratification).

In preparation for the upcoming potential snow event, we want to take this opportunity to provide you with the following important Snow and Ice Removal FAQs and reminders. CLICK HERE to find answers to questions such as who plows your street and who you should contact to report issues during a storm.

IMPORTANT REMINDER ABOUT SHOVELING SNOW


Per Loudoun County:

Be a good neighbor and clear the sidewalk in front of and alongside your home following the end of the snowstorm. Chapter 1022.01 of the Loudoun County Codified Ordinances requires snow removal on sidewalks on properties that are adjacent to public streets.

Your Neighbors Property!


Please do not allow your children to play in the streets unsupervised, ride electric bikes, scooters or other riding toys, or trespass onto homeowner driveways and yards. Playing on other residents driveways, or walking through other residents yards or property without consent from the Homeowner is considered trespassing. With the impending snow, please be sure your children are playing/sledding in safe areas and not on other's property.


Please also be mindful while playing sports activities, such as throwing, hitting or kicking a ball, which can damage personal property.

Please Secure Your Trash!


Please be sure to secure trash cans lids and recycling items when placing trash at your curb, especially on windy days. This practice will help avoid loose trash from blowing into common areas or neighboring properties. 


Residents are asked to take the following actions if possible: 



  • Please check and pick up your surrounding areas for trash and recycling that may have been wind-blown from your bins.
  • Do not place loose debris or objects around the outside of your home (boxes, cartons, paper/newspaper, etc.).
  • Make best efforts to retrieve your trash and recycling bins shortly after collection to prevent damage from wind-blown bins.
  • If you have any outdoor furniture, grills, etc. please make sure they are secure.

CHRISTMAS TREE COLLECTION:

  • Christmas trees will be collected during the first full 2 weeks of January (January 6 – January 18) on your yard waste collection day. If you don’t know what your yard waste collection day is, please contact your HOA Office or our customer service department.
  • All tinsel and decorations must be removed, and trees should not be placed in plastic bags.

If a tree is placed curbside for collection on yard waste collection day and is not picked up, please advise residents to LEAVE IT OUT at the curb and collection will be completed as soon as possible.

IMPORTANT POND SAFETY ANNOUNCEMENT



NEVER WALK OR PLAY ON FROZEN PONDS! Please be sure to practice safety around all ponds! It may seem that the ice is thick enough to walk on, but the actual strength of the ice may be far less than it appears particularly when temperatures exceed the freezing mark.


Keep a safe distance from the edge of all ponds and DO NOT ENTER ponds at any time as this is a VERY DANGEROUS practice.

2025 Assessment Coupon Booklets



Unless you have opted to pay your assessments via direct debit through the Resident Portal or you are a Condo owner, you should have received a Dulles Farms coupon booklet in the mail. If you utilize bill pay through your own personal online banking, please be sure to update to the new 2025 assessment amount.

 

Condominium owners: your booklets will come directly from your Condo Association and will include both assessment amounts from the Condo and Master Associations. Any changes in your condo assessment rates will be communicated separately by your Condominium Association.




At the Board of Director's meeting held on October 10, 2024, the Board approved the 2025 Operating and Reserve Budgets. A copy of the Budget has been mailed to all Homeowners. Please CLICK HERE to view the 2025 Budget Mailing.

OPEN SPACE COMMITTEE VOLUNTEERS



Are you passionate about serving your community? Picture the opportunity for open discussion and candid communication focused on the aesthetics of the Dulles Farms landscape and green space! 


If you are interested in working alongside other residents to promote the same goal of maintaining and enriching the appearance of our beautiful Dulles Farms community, the Open Space Committee (OSC) is perfect for you! The committee is seeking members to join the team, and you do not need to be an experienced arborist, landscaper, or gardener in order to become an OSC volunteer. You will need to be able to contribute ideas and work closely with others who share your passion about common area and green space enhancements, and trail improvements and preservation. 


If you are interested in joining the OSC, please complete the Committee Interest Form and either email it to manager@dullesfarms.com or drop it off at the Westridge Clubhouse located at 25185 Chafee Circle. There is also an after-hours Dropbox located at the Westridge Clubhouse. Thank you!
