Pfau & Company Real Estate Market Update - July 2024

It's inevitable, as soon as we take a little break from business we get real busy! It's been like that for many decades in real estate for us. Technology and showing agents back home do allow us to enjoy a normal life though. We just enjoyed 6 days in Colorado and New Mexico with my mom, brother and sister in law Carolyn. And best of all, we trailered my bike. C.J. got to do a ten hour day ride with me from Pagosa to Creede to Lake City to Ouray to Durango and back to Pagosa. She actually enjoyed the Million Dollar Highway, which some say is scary. It's fun to recharge, and then get back to an exciting time in the market. Surge in housing inventory defines first half of 2024 in Central Texas Housing Market



According to the June and Mid-Year 2024 Central Texas Housing Report released by Unlock MLS, active home listings in June increased 25.9% to 13,227 listings. This increase, coupled with the rise in mortgage rates in late April and early May to 7.2%, induced a decline of 6.3% to the median sales price of $450,000 in June, providing buyers with the highest level of inventory, 5.0 months of inventory, in the MSA since 2011.


For the remainder of the year, both buyers and sellers need to adjust the way they navigate the market. Homes are selling at 96.4% of original list price, but the homes that are selling are moving because they are showing well and priced appropriately. Price and presentation are the top two critical components to a successful sale, whereas time on the market can be a big detractor. For buyers, now may be the time to capitalize on this high-inventory environment.


We are starting to get busy with buyers and sellers jumping into the game after several years of watching this market unfold. We sense a positive turn from the down market ahead. Plus, the Fed is really starting to see positive reasons to lower the bank rate soon. And, like we've been saying for too long now, healthy inflation and lower bank rates will create lower mortgage rates.
