120-UNIT APARTMENT COMPLEX PROPOSED OFF HIGHWAY 41

A Valdosta real estate development company is proposing to build a 120-unit apartment complex on 7.88 acres off U.S. Highway 41 in Tifton.

Crown Real Estate Development LLC's proposed project encompasses three, three-story apartment buildings with one and two bedrooms, along with a "comprehensive amenity center" with a gated swimming pool.

The location at 2014 U.S. Highway 41 N. encompasses the site of the former Visiting Nurses building and also partially runs along 20th Street toward the railroad tracks.

Crown developers say the "proposed development aims to meet the growing housing needs of Tifton by providing a modern and well-appointed living community."

Crown previously developed the 156-unit Apex of Tifton on Carpenter Road.

For the Highway 41 project, Crown is asking the city to rezone the site from residential professional/neighborhood commercial to mixed residential. Following a presentation and discussion Monday, the Tifton Planning & Zoning Commission recommended approval of the rezoning request.

Commission members did raise questions about possible traffic issues since the project is just south of the current development that includes Chicken Salad Chick, Stripling's, and Ace Hardware.

Crown developers said there will be a deceleration lane at the Highway 41 entrance into the apartment development, as well as another entrance/exit on 20th Street.

The rezoning proposal now goes before Tifton City Council.
