Village Approves Economic Incentive Agreement with Linden Plaza LLC

At the Village Board Meeting on November 13th, the Village Board approved an economic incentive agreement with the new owners of Lindenhurst Center (Linden Plaza LLC). This economic incentive program provides up to $80,000 for property improvements to the Lindenhurst Center. Similar to the terms of the Lindenhurst Economic Assistance Program (LEAP), the agreement requires the property owners to show payment/lien waivers to prove that the agreed upon eligible work was completed. Examples of work that would be eligible for reimbursement include making permanent building improvements (interior and exterior), installing signage, landscaping, painting, and parking lot improvements, amongst others.

Enhanced code enforcement efforts by the Village against Linden Plaza cited the property with a number of code violations. After months of inaction by the previous owners to resolve the code enforcement issues, the court found the former owners liable and levied fines against the property of over $87,000. These fines were paid to the Village by the previous property owners at closing. Knowing that the revitalization of Linden Plaza has been identified by the community through the results of our community-wide survey and strategic plan, the Village Board voted to use the fine monies to reinvest back into the property in hopes of assisting in the redevelopment of the newly named Lindenhurst Center.
