2024 Assessed Values Increasing 13%

Real Estate Taxes Increasing 3-4%

Lake Villa Township Assessor’s Office has recently completed the 2024 assessments with the blue Assessment Notice to be mailed in September 12.

There will be “sticker shock” due to the application of the equalization factor of 1.1318 to all parcels in the Township.

Spending Controls Tax Increases

The primary driver of real estate taxes is the spending by taxing bodies. When these bodies increase spending, taxes rise; conversely, when they decrease spending, taxes fall. The Property Tax Extension and Limitation Law (PTELL) caps the annual increase in spending to the lesser of the Consumer Price Index (CPI) or 5%. For the upcoming tax bill payable in 2025, this increase is set at 3.4%. Consequently, it is very likely that taxes will increase by 3-4% next year.

Changes to Assessed Value

When all parcels increase in value equally, your “slice of the tax pie” remains the same relative to the total value of all parcels. This year, all parcels are increasing at the same rate due to the application of the equalization factor. As a result, tax bills will remain relatively stable, with changes primarily driven by the spending of taxing bodies.

This was not the case last year during the quadrennial reassessment. Every four years, assessors are mandated to re-evaluate all property values. During these reassessments, changes to assessments are not equal—some properties change little, while others change significantly. This shifts the tax burden, altering the “slices of the tax pie” and resulting in unequal changes to individual tax bills.

Level of Assessment

The level of assessment for Lake Villa is currently 29.5% below the state-mandated level of 33-1/3%. To achieve the 33-1/3% level, an increasing factor must be applied. Lake Villa is not alone in receiving a large factor; other townships in Lake County have factors ranging from 1.09 to 1.14. Many jurisdictions throughout the state will receive similar increasing factors.

The function of this multiplier, beyond its numerical value, is to ensure assessments are equitable and reflect current market conditions.

Lake Miltmore Boat Ramp closed Monday and Tuesday

We would like to inform the community that the Boat ramp at Lake Miltmore will be undergoing reconstruction on Monday and Tuesday, September 16th and 17th. This essential work is being carried out to enhance the safety and functionality of the ramp for all users. We appreciate your understanding and cooperation during this time. Please plan your visits accordingly and consider alternative access points to the lake. We apologize for any inconvenience this may cause and look forward to providing an improved facility for everyone.

Senior Burgers and Bingo Luncheon

In August, Lake Villa Township proudly hosted a delightful Senior Lunch, bringing together over 100 seniors from the community for a day filled with fun, connection, and camaraderie. This event was designed to foster relationships among our older residents, providing them with an opportunity to socialize and enjoy a delicious meal together. The menu was a crowd-pleaser, featuring mouth-watering grilled burgers that were enjoyed by all attendees, contributing to a warm and inviting atmosphere.

To further enhance the day, we organized a spirited game of Bingo, which sparked laughter and friendly competition among the participants. The joy in the room was palpable as seniors engaged in the game, creating lasting memories and strengthening bonds within the community.

A special highlight of the day was a generous surprise donation from Grant Township, which provided us with hundreds of watermelons. This thoughtful gesture allowed us to offer over 100 fresh watermelons to our guests, adding a refreshing touch to the meal. Not only did this delicious fruit complement the burgers, but it also allowed each senior to take home a watermelon, extending the enjoyment of the event beyond just the day itself.

We are immensely grateful for the support from our neighboring township and the enthusiastic participation of our seniors. Their presence and engagement made this gathering a truly memorable occasion for everyone involved, highlighting the strength and unity of our community. We look forward to hosting more events in the future that bring our residents together and celebrate the vibrant spirit of Lake Villa Township.
