Crack Fill and Street Sealing

Pinyon Village Owners,


Starting the week of September 16, MR Tanner will begin the process of prepping your road for resealing. This work will include limited patching as necessary, followed by crack seal on September 19. This work will not limit your access into or out of the village or your homesites.


The following week, on Wednesday, September 25, MR Tanner will begin sealing the asphalt road highlighted in pink on the map below. This surface seal will be applied to the whole road and requires 24 hours to cure.


Between 6:00 am on September 25 through 6:00 am on September 26, Pinyon Village Drive will be closed.

We understand that this process can be disruptive. Please plan accordingly to ensure you and your vendors are ready for 24 hours without direct vehicular access to your home.

FAQs

If I am not in Gold Canyon / won't be in the property on September 25, is there anything I need to do for this project?


No. If you are not in the community, and will not require vehicular access to your home on September 25, there is nothing additional you need to do.


Please do inform any vendors who may be servicing your home in this timeframe (pool vendors, house cleaners, etc.), so they can schedule around this disruption.


I will be home on these dates. Can I still access my home by other means?


Yes, you can park your vehicle outside of the work zone - either at the north end where the access road will be open, or on the south end in Juniper. Which location is best will depend on your specific property location. You will then be able to walk to and from your vehicle as desired on the day of the sealing.


Other roads are being replaced; why is this road being crack-filled and seal-coated instead?


The Roads Committee makes this determination based on the current road conditions, long-term budgetary planning, and recommendations from Frank Civil Consulting. 


As all roads will eventually be replaced, road maintenance is only scheduled for roads where it is necessary and where the maintenance will extend the useful life of the road by at least four years.
