ONE|NB closes on Steeple & Stone property in Cumberland

The Steeple & Stone development, depicted in the architectural rendering above, represents the adaptive reuse of the historic St. Patrick Church in Cumberland. This transformative initiative will offer 44 affordable apartments, including several dedicated to older adults.

In August, ONE|NB acquired the historic St. Patrick Church in Cumberland which we plan to transform into the "Steeple & Stone" development, offering 44 affordable apartments. This will include 27 one-bedroom, 12 two-bedroom, and 5 three-bedroom apartments, with several designated for older adults supported by PACE-RI. 


The development, which ONE|NB hopes will break ground in 2024, points to the importance of preserving historic properties while addressing the need for affordable housing. When completed, the apartments will be available for households earning up to 60 percent of area median income, which is approximately $53,000 per year for a family of four.


The redevelopment of St. Patrick Church is part of a broader focus on housing in the Blackstone Valley that ONE|NB is leading. The Broad Street Homes development in Central Falls – less than 1.5 miles from Steeple & Stone – will break ground early next year and provide 44 new apartments for low-income individuals and households.

Sheridan Small Homes is a focus during climate resiliency webinar

During a recent webinar, Jennifer Hawkins, CEO and President of ONE|NB (right), talked about our efforts in building affordable and sustainable communities.


The session, called “Alternative Housing and Climate Resilience: Now and Moving Forward!” was hosted by LISC’s Greater Newark Housing Development Training Institute on August 23 and featured panelists including Danielle Arigoni, Managing Director of Policy and Solutions at National Housing Trust and Samar Jha, Government Affairs Director at AARP.


Hawkins highlighted our Sheridan Small Homes development, a community of five affordable ‘small homes’ in Providence’s Olneyville neighborhood that were sold to low to moderate income homeowners in 2021 and 2022 (Read our case study). She said the development highlighted ONE|NB's goal: to create zero net-energy affordable housing while training the next generation of construction professionals in passive home construction.

This East Providence development, currently under construction, will create 16 homes for very-low to moderate-income households, as well as further our innovative partnership with Foster Forward, providing apartments for youth aging out of foster care. It is expected to be ready for occupancy by March 2024.
