Sorry I'm tardy in getting this out this month, my wife and I were on wine vacation in Italy and business has been brisk since we got back! The Metro Portland market continues to chug along and currently there are opportunities. The graph here shows inventory in months and as you can see its increased considerably.... Or has it? Yes, the average selling time has increased from 2.2 months to 2.9 months over the last year BUT at the same time we actually have 17% fewer homes on the market than we did end of September last year. So you can see here the lack of buyers is causing the (fewer) homes to take longer to sell - an opportunity for buyers. Right now is a prime opportunity to buy a home for less than your would have paid last summer, and then ask the seller to buy down your mortgage to last year's rates. Grandparents are on the move!
|
|
|
|
Looking at recent sales, it appears that the 55-74 age group is moving more than other age groups. Further research shows that its actually grandparents moving to be closer to their children and grandchildren. In fact the #1 reason to move now is to be closer to family, coming in at 21% of all sales. Retirement and not liking their current neighborhood comes in at 11% each and with home too small at 10% and changes in family situation at 9%. Speaking as a grandparent of two, my wife and I are thrilled that our two grandkids are 5 minutes from us so I do understand.
