Trumps Tariffs are causing economic uncertainty and the stock markets have been getting beat up. Uncertainty is good for interest rates, so we are seeing some improvement. On average they have come down from their high's of 7% into the low 6% range.

Trump has said he wants interest rates lower. But he can't control the Federal Reserve and at their last meeting the market indicators were all positive so they lowered their chances of reducing rates in 2025...Interest rates went up.

By introducing these Tariffs the markets are rattled and there has been a big sell off. Bad for our investment accounts but good for interest rates. I feel that this has been partly orchestrated to cause some short term pain, reduce interest rates and then flip the switch to stimulate the economy.

For people that bought over the last 2 years and have rates in the high 6's or 7's..this could be a good opportunity to lower your payments.

Solar Panel Scams: How To Avoid Higher Energy Bills and Costly Installer Blunders

www.realtor.com

California's soaring electricity rates and a major solar company's possible bankruptcy this month are raising tough questions about the future of solar power.

In the past decade, solar deployments have grown by an average annual rate of 26% according to the Solar Energy Industries Association. These efforts have been led by states like California and Texas, which have enough panels installed to power 14.6 million and 4.6 million homes respectively.

This growth has been bolstered by a confluence of government incentives that have lowered the cost of switching to solar, significant reductions in the cost of solar panel production and installation, and technological advancements that have improved the efficiency of solar panels by leaps and bounds. ‘I Moved to France for a Cheaper Retirement—Here’s What I Didn’t Expect’

In search of a cheaper retirement, sisters Jen McGuire and Kat McAfee set their sights on moving overseas to a little hamlet in the spectacular but lesser known region of Dordogne, France.

The pair had ditched their expensive way of life in Beacon, NY, in 2022, with its $1,500-a-month mortgage on their four-bedroom home, $475 monthly to commute to a job on Long Island, and up to $600 a month to heat their poorly insulated house each winter. Read More

Home Prices Will Continue Rising Graph

Every day you wait to buy, homes get more expensive. And experts project home prices will increase by 3-4% per year over the next 5 years. The good news is, that while prices are projected to rise, they won’t go up as drastically as they have over the past few years.

So, buying now not only lets you lock in today’s prices; it puts you in a position to build equity as they go up.

Trying to time the market rarely works. If you’re able to buy, but you’re waiting around to see what will happen with prices or mortgage rates, think about this: what’s more important, waiting for the “perfect” moment or getting ahead now?

5 STAR Review

SUPERLATIVE EXCELLENCE!

Working with Nicky Johnson has been an outstanding experience. From the moment we first connected, Nicky’s professionalism, expertise, and commitment to excellence were immediately evident. Nicky listens to understand, she truly cares as a fiduciary, and had my back 100% of the way with a sense of ease and meticulous attention to detail. It's rare to come across someone who genuinely cares about their clients the way Nicky does, while also possessing the expertise needed to handle the planning and execution of such a holistic purchase as a home.

For context, I am a wealth management advisor, and I am incredibly impressed with Nicky's guidance and professionalism throughout this process.

Nicky went above and beyond to ensure that my home-buying experience was seamless and stress-free. Her deep understanding of the market, attention to detail, and unmatched negotiating skills made all the difference. Every step of the way, Nicky was there to offer guidance, answer my millions of questions, and provide invaluable advice. She took the time to truly listen to my needs and ensured that every property we viewed was a perfect fit for my lifestyle and budget. Importantly, she managed every aspect of my home purchase and ownership from A to Z, coordinating with all other professionals involved—white glove, Rolls-Royce service at its finest.

What truly stood out was Nicky’s dedication to making sure we found the right home, not just any home. She never rushed me into making decisions, always putting my best interests first. Her honesty, transparency, and clear communication made me feel completely at ease and created an environment for success.

Nicky's approach is not only professional but incredibly personable! She genuinely cares about people and puts her clients first. You will be a priority, and that’s a rare and invaluable quality. Thanks to Nicky, I was able to secure my dream home without any stress or second-guessing. I have already recommended her to several friends and colleagues, and she has delivered the same success for them. Some were struggling with other agents in a ‘tough market,’ and all of those worries disappeared once they engaged Nicky.

If you’re looking for an exceptional real estate agent who is reliable, knowledgeable, and truly dedicated to her clients, look no further than Nicky Johnson. She is simply the best in the business, and I couldn’t recommend her highly enough!
