Election Results

Thank you to everyone who attended the Virtual 2023 Annual Meeting. We successfully achieved quorum and we are so grateful to all those who participated to make this meeting a huge success!
2023 Exceptional Volunteer
Service Award
This award goes to Andy Macleod! Our Dulles Farms community succeeds due to our volunteers. Andy, a volunteer on the Covenants Committee in addition to the Commercial Review Committee has gone above and beyond providing countless hours of support this year. Andy has taken on the role of Chair of the covenants committee while facilitating meetings, spearheading application reviews, capturing decisions and comments for the applications and engaging with homeowners throughout the process. Andy has a positive, can-do attitude where he goes above and beyond to work with homeowners to find solutions that meet the aesthetic requirements of the community while taking into consideration the diverse requests from residents. This year, Andy worked with the committee to finalize a new set of guidelines, onboarded, oriented, and worked with new volunteers on the committee. He established meetings with the management company’s Covenants administrator to work through processes and changes needed to obtain more complete applications for changes. The success rate of getting applications modified, completed, and approved, has continued to increase due to his efforts.

Through his continued dedication to the community, Andy not only participated in the establishment of an inaugural Commercial Review Committee but was essential in establishing guidelines for commercial properties to abide by at Dulles Farms.

MANAGEMENT OFFICE HOLIDAY SCHEDULE
The Management Office's will close early at 12 pm on Wednesday, 11/22, and will remain closed on Thursday, 11/23 and Friday, 11/24 in observance of the Thanksgiving Holiday. The offices will reopen at 9 AM on Monday, 11/27.

PATRIOT DISPOSAL SERVICE SCHEDULE
THANKSGIVING DAY

Dust off your best and brightest holiday lights and decorations! Dulles Farms is proud to announce its 4th annual Dulles Farms Holiday Decorating Contest!!! We encourage you to get into the holiday spirit and have fun in the process!
 
Decorate the outside of your home and yard in the most festive and creative manner to compete! CLICK HERE to nominate your neighbors, friends, or your own home no later than Friday at Noon, December 8th.
 
All nominations will be viewed and judged by our friends at the local Loudoun County Sheriff’s Office and there will be a winner and runner-up for each of the following unit types: Single family, townhomes and villas, and condos. Please note that, to be fair, only the front of the home will be judged. And what does each winner and runner-up receive??? Bragging rights in the form of a yard sign that will be proudly displayed for all Dulles Farms residents to see that your decorating skills are the best around! Note: signs will be picked up in the new year.

Virginia Manor Pool Update
The Board of Directors was recently faced with the difficult decision to remove the pool slide at the Virginia Manor pool due to a lack of insurance coverage being available. The insurance market is very difficult right now, in particular the habitational market (condos/HOA's), as they are experiencing significant increases in claims due to serious injuries relating to slides. Alternatives were researched but insurance carriers do not have any desire to assume this level of risk, and were therefore not interested in offering coverage. This left no other option than to remove the slide, in order for the Association to continue being insured as required by the governing documents. We all understand how disappointing this is; however, the necessity of insurance and the safety of our residents is of the utmost importance.

2024 Budget
At the meeting held October 12, 2023, the Board of Directors reviewed and approved the 2024 Budget. A copy of the Budget has been mailed to all Homeowners. Please CLICK HERE to view the 2024 Budget.

OPEN SPACE COMMITTEE VOLUNTEERS
Are you passionate about serving your community? Picture the opportunity for open discussion and candid communication focused on the aesthetics of the Dulles Farms landscape and green space! 

If you are interested in working alongside other residents to promote the same goal of maintaining and enriching the appearance of our beautiful Dulles Farms community, the Open Space Committee (OSC) is perfect for you! The committee is seeking members to join the team, and you do not need to be an experienced arborist, landscaper, or gardener in order to become an OSC volunteer. You will need to be able to contribute ideas and work closely with others who share your passion about common area and green space enhancements, and trail improvements and preservation. 

If you are interested in joining the OSC, please complete the Committee Interest Form and either email it to manager@dullesfarms.com or drop it off at the Westridge Clubhouse located at 25185 Chafee Circle. There is also an after-hours Dropbox located at the Westridge Clubhouse. Thank you!
If you are planning on doing any exterior modifications, please review the Design Guidelines and complete the Exterior Modification Application if applicable.
