The number of individuals living in residences governed by condominium, cooperative, and homeowners’ associations has risen steadily since 1970 and is expected to continue to increase, particularly in highly desirable real estate markets such as South Florida. With this in mind, I passed an ordinance requiring condominium, cooperative, and homeowners’ associations to file a written registration with Miami-Dade County and create a county-maintained publicly accessible online database. Such a database will facilitate transparency as well as resident awareness of and accessibility to important information and documents regarding community associations and the residences they govern.
I believe it’s in the best interest of the residents of the County to require community associations to file annual registrations with the County containing certain information and documentation. Transparency for current owners and potential buyers is needed.

Residents should know who the board of directors are, if there is a community association manager, what insurance coverage exists, what the association rules are, and how much they are expected to pay. This ordinance takes a big step toward ensuring transparency. It creates one centralized database under the Regulatory and Economic Resources (RER) Dept. of documents for condominiums, co-operatives, and homeowner associations throughout Miami-Dade County | |
