Congratulations to MidPen Housing on closing construction financing on Oak Gardens in Menlo Park, a 62-apartment community dedicated to serving veterans, including formerly homeless veterans, and their families earning between 30% and 50% AMI.
Housing Trust was pleased to provide a $2.2 million construction-to-permanent loan through our Apple Affordable Housing Fund (AAHF) to support this vital project, which ensures that those who served our country have long-term, affordable housing. READ MORE

Charities Housing's The Charles Tops Out! | |

Congratulations to Charities Housing for topping out construction on The Charles in San Jose! With 99 apartments in honor of Dr. Charles Preston, who dedicated his life to our most vulnerable community members, project completion is slated for the summer of 2025. S&P Reaffirms Our AA- Credit Rating | |
|
Standard & Poor's Global Ratings (S&P) has reaffirmed Housing Trust's AA- credit rating and revised the outlook to positive from stable. Housing Trust was the first nonprofit CDFI to be rated by S&P back in 2015 and this marks our 10th consecutive AA- rating.
S&P’s Global Ratings analysis stated:
“In our opinion, Housing Trust's financial strength, management strategy, and economic profile are in line with our 'AA-' rating. The organization's capital base is very strong compared with that of peers and we believe its management and strategy afford a strong market position in the area economy, including partnerships with public and private entities that help further its mission.”
