If passed, Bylaw No.580.131, 2021 would change the zoning of the subject property (190 & 194 FirstAvenue West) from Commercial 1 (C1) to Commercial 10 (C10) to permit a mixed-use development with 16 residential units above three ground floor commercial units. The C10 is a new commercial zone that permits a higher residential density.
