CCPA E-newsletter "Realtor Edition"

Good morning my Citrus County Realtor friends! I hope you have had a successful week so far. I know it’s only Wednesday, so there is still a lot of time to close on some houses or get some listed.  

First off, I want to thank you so much for signing up for this E-Newsletter. We really hope it’s a huge success because that will mean we are sharing quality information with you in regards to your profession about our organization. Each month we will do our best to hit on a few quick topics that we feel will be very helpful to you. If we are missing information that you would like mentioned please let Meghan know at mmaguire@citruspa.org. Let's discuss a few of the nuggets that we will be sharing with you this month. 


Recently, we had an opportunity to sit down with some of your fellow realtors and they asked if we could point them in the right direction if you had specific questions. For example, if you had a deed question you could reach out to our Parcel Records Manager Cathy Brusko. So below you will see a list of our department heads, their titles, their direct phone number, along with an email. We hope that you find this beneficial. 


As many of you know we have added a new feature to our property record card that is viewable on our website. It’s titled, “Tax Estimate Upon Sale of the property”. We are very excited about this additional information. We feel it’s our responsibility to be 100% transparent to everyone who views our website.  Especially when it comes to an estimate of future taxes. 


Lastly, we wanted to share some feedback we received from some of your fellow realtors about our past realtor trainings. If you weren’t able to sign up to attend tomorrow’s training there are still a couple opportunities in the fall. We would love to host you. If you and your office would like us to host a training for your office please let our Community Outreach Coordinator Meghan Maguire know. 


For those of you that are attending our world-famous Citrus County Property Appraiser Realtor training tomorrow, we look forward to seeing you. It starts right at 9am so don’t be late. I promise to have you out by noon so that you can get on with your busy day. Don’t forget, it is located at our Meadowcrest office and NOT Inverness.

New & Improved!

New Tax Estimate on Citruspa.org!


Tax Estimate upon sale of the property (no assessment capping or exemptions): This is a new feature that we just recently added to our property record information. We know often times it is hard to estimate what someone's taxes would be once the home is sold, so we added this tax estimate in there for you. This is with no homestead exemption. Just based on the market value.


Buyer Beware: Property taxes may be affected with change in ownership. When buying real estate property, you should not assume that property taxes will remain the same. Whenever there is a change in ownership, the assessed value of the property may reset to full market value, which could result in higher property taxes. Please use our tax estimator to approximate your new property taxes. Homestead exemptions and agricultural classifications are not transferable to the new owner. You must apply for your own exemptions and agricultural classifications.
