FUTURE-FOWARD CITY DOUBLES POPULATION

Forney: #1 Landing Spot for Younger Texans

Forney's population has nearly doubled in the past 5 years, and much of that growth is due to being an affordable place for younger people taking their first steps out of their parent's house and into the world!

The city now boasts a population of more than 40,000 people, but the median age is just around 32 years old (and dropping!). The area is extremely popular because of how quickly one can get to downtown Dallas, meaning Dallas workers always have their eye on Forney homes!

The Antique Capital of Texas

In 1987, the Texas State Legislature officially proclaimed Forney as the "Antique Capital of Texas." At the time, the city had just 5,000 people and more than 100 antique dealers. Now, more than 35 years later, Antique Row as it's called is still booming along Highway 80 in downtown Forney!

The younger generation that's moving into the area still loves to check out the string of antique stores on the weekends, but the area is also adjusting to changing demographics, by opening boutique stores and lunch spots in between antique vendors!

Forney is one of the hottest spots for buyers in the country right now, placing number 5 on Opendoor's 2022 list of hottest cities in the U.S.

With all of this explosive growth, it's no surprise that businesses are following suit- Target, Home Depot, and Walmart have staked their claim in Forney already. Additionally, there is an Amazon Fulfillment Center there that employs around $58,000 people.

With all of this growth, and more on the way, the possibilities for Forney are endless, and younger and older people alike are constantly looking for new places to rent in the booming city. This should be among the top markets any investor in Texas is looking to stake claim!

EDUCATION LEADER IN NORTH TEXAS

Forney ISD: City's Biggest Employer

Another reason that Forney is attracting young families is because of its thriving school district. The district boasts a big student group of 17,000 students (that's more than 1/3 of the population!), and Forney is rated within the top 20% of school districts in the state.

Teachers are also doing well in the city, with more than 20 schools to choose between, and an average salary rivaling the best school districts in Texas.

"The OC" Breaks Texas Records

Last year, Forney ISD welcomed its first students to "The OC" (short for Opportunity Central), a 350,000-square-foot campus that includes a mall, a theater, and an arena.

Students are heavily involved in running those, along with 25 other stores open to the public.

It's designed to help more than 2,000 students bridge into adult life by giving them real-life career experiences that can also function as college credit.

Forney to consider further retail development at the Villages at Gateway

Dallas Morning News

Forney City Council on Tuesday will consider site plans for more restaurants and storefronts at the Villages at Gateway, part of a 2,000-acre master-planned community

Earlier this year, the fast-growing city east of Dallas approved the first phase of plans for the retail portion of the Villages at Gateway set to bring Home Depot and Target in as anchor tenants.

A few weeks later, popular Texas-based grocer H-E-B announced it would add an outpost at the project situated along U.S. Highway 80 and south of North Gateway Boulevard.

That’s how they do it at the OC, a complex that looks straight out of Silicon Valley but sits in the woods southeast of Dallas, in Forney ISD.

"Just the atmosphere here. Have a nice steady space to have here in Forney. It's just a nice place to have," said Joey Cortez, a patron of the new facility.

The OC stands for Opportunity Central. It is a shopping mall, arena, and high school all in one.
