Q1 2024 Recap: Sarasota Real Estate Market in Transition

Real estate is an ever-evolving environment. The Sarasota County market has experienced a change in the first quarter of 2024, especially with the amount of inventory available for sale. Increased inventory has given buyers more choices than they have had since 2019, and this has caused homes to stay on the market for longer periods of time. This transition presents opportunities for buyers to negotiate and explore options, while sellers may need to refine their approach to stand out in a more competitive landscape.
Pricing a home correctly from the start, staging to ensure the home shows well, and professional photography and video are important to getting the most exposure in the marketplace. Staying informed and seeking professional guidance remain crucial to selling your home in the shortest amount of time and for the highest potential value.
  • Increased Inventory Levels: Inventory grew 71.0 percent for single-family homes and 106.1 percent for townhomes and condos, significantly shifting market dynamics.


  • Properties Taking Longer to CloseThe median time to contract for single-family homes has extended to 40 days, an increase of 61 percent. Similarly, condos rose to 51 days, an increase of 183.3 percent.


  • Increased Cash Sales: In Q1, cash sales for single-family homes and condo transactions increased by 5.9 percent. This trend highlights many buyers and investors who prefer or can bypass traditional financing routes.

RCLA Town Hall Announces Series 2025

Glenn Close, Gronk, and Dr. Fauci Are in the Lineup.

The Ringling College Library Association has recently unveiled the captivating lineup for its 44th Town Hall season, which will commence in January 2025. The season will feature a stimulating array of speakers from many fields, a unique opportunity for our community to engage with these influential voices, making it an event to be noticed.


The impressive list of speakers includes Glenn Close, an award-winning actress known for her performances in "Fatal Attraction" and "Sunset Boulevard." Rob Gronkowski, a former American football tight end who has won three Super Bowl championships with the New England Patriots and one with the Tampa Bay Buccaneers, will also speak.

Dr. Moiya McTier, an astrophysicist who studies exoplanets and is passionate about science communication, is another notable speaker. H.R. McMaster, a retired United States Army Lieutenant General who served as National Security Advisor who served in the Trump administration, will also be taking the stage during the season.


Lastly, Dr. Anthony Fauci was a key figure in the battle against COVID-19. His insights into the pandemic and ongoing efforts to combat it are not just informative but also crucial in these challenging times. These discussions are not just about information; they are about our shared future and the role we all play in it. 


All five Town Hall lectures will be presented at Van Wezel Performing Arts Center. Morning lectures begin at 10:30 a.m., and evening talks begin at 7:30 p.m. The series is sold by subscription and will open for members in May and the general public in June.
