How handy are you? Are you able to paint your own home if it comes to that before listing it? Are you able to tighten nuts and bolts around the home? Are you able to change out a few lightbulbs? These are just some of the items (very minor) that may come up as feedback from buyers when viewing a home for sale. When a home goes under contract and is in the inspection phase, a whole slew of items can pop up that can surprise you. If you are a handy kind of person, it's a good idea to get ahead of these things, because it will eventually come up, but that can cost you a lot of money.
A great piece of advice before listing your home is to get a pre-inspection done. Yes, you pay for it, but you will know if and what kind of repairs your home needs. Once under contract, the buyer will get an inspection and you're going to find out anyway, but when the buyer wants repairs done, even something very minor, they're going to want it professionally done, even if it's something simple that you can do. Here's an article talking about this in more detail.
