End of Year Report & Thank You!
Did this year speed by for everyone? It seems like just yesterday that we were putting off our 25th Anniversary Celebration for yet another year. We did end up having a great party and an amazingly challenging, yet worthwhile year! Home HeadQuarters officially kicked off Buffalo programming, an expanded Onondaga County 1% Home Improvement program, and new homebuyer purchase lending partnerships with Land Banks throughout Upstate New York; all while getting more than $21 million in community development lending out the

We are especially proud of the equitable lending gaps that HHQ has helped fill this past year like with our small contactor revolving loan fund which saw 83% of loans going to minority-owned businesses. Home HeadQuarters is so thankful to all of our community partners, donors and funders, board members, corporate and individual members, lending partners, staff and customers for making our 25th year (plus a little extra) so meaningful that we're looking forward to the next quarter century!

When We Say Super-Insulated, We Mean It
We last reported on the five planned single-family, new construction houses on Syracuse's Westside earlier this past summer when we broke ground on the first property. The update this month is a mid-point air tightness check conducted on the first house by Sustainable Comfort's Chris Straile (pronounced Stri-lee--who knew?!). This property, if it is to receive Passive House certification, needs to meet or
exceed a superior level of energy performance, indoor air quality and indoor comfort. The air tightness test measures how fast air moves through an area, the target of which, for Passive House designation, is 250 CFMs (cubic feet per minute). Well, we're proud to announce that our mid-point air tightness check came in at 150 CFMs, at least four times better than what is written for PHIUS (Passive House International/US Standards) certification. We will keep everyone updated on our Net-Zero houses made possible in part by NYSERDA and the City of Syracuse's Resurgent Neighborhood Initiative, and we may also test you at some point on your knowledge of air velocity and scientific abbreviations.

Welcome to Home HeadQuarters!
Home HeadQuarters recently welcomed Ashley Betts to its Lending team as a Lending Coordinator. Ashley has years of financial industry experience, most recently serving as a branch manager with KeyBank and prior with Pathfinder Bank. Ashley received a degree in business administrative accounting from the Utica School of Commerce and has a NMLS certification. Ashley and her husband recently welcomed a second daughter to their family and are the proud owners of three dogs.
Kalynn Jones recently joined HHQ as an Administrative Assistant for our HomeOwnership Center helping HHQ customers start their first-time homebuying process. She is also training to become a HUD-certified housing counselor. Originally from New Jersey, Kalynn graduated from the Drake College of Business and worked in both customer service and medical records. Kalynn was recently married and has a 9-year-old daughter. In her off time, she enjoys cooking and trying new recipes.
Liam Kirst joins our team as Community Engagement Coordinator. Liam was born, raised and educated in the city of Syracuse. He's a graduate of Corcoran High School and the Maxwell School of Citizenship and Public Affairs. Liam gained much of his professional experience while working for key partners of HHQ; he served as an AmeriCorps Engagement Coordinator at the Greater Syracuse Land Bank, a planner for the City of Syracuse and most recently as a Senate Legislative Aide and as a Public Involvement Specialist for Burns & McDonnell.

A big, huge thank you to the Bank of America Foundation for their continued commitment to expand homeownership opportunities in Central New York. Earlier this fall, HHQ received a generous grant from the Foundation to support our homebuyer education and Opportunity HeadQuarters, our non-profit construction crew that builds and rehabs many of the homes we make available for sale to low/mod-income buyers. Bank of America’s support helps HHQ prepare families for homeownership and expand the availability of homes for them to purchase, that are not only affordable, but also healthy and safe. Thank you Bank of America, for continuing to support our mission!
Addressing Home Health Hazards in the 315
HHQ is proud to once again be selected as a grant recipient from the Mother Cabrini Health Foundation for 2023. Founded to improve the health and well-being of vulnerable New Yorkers, the Foundation has made more than $470 million in grants across NYS in its first three years of operation. As HHQ did with its 2020 and 2022 awards, we’ll be using the funding to correct health hazards in homes that we rehab for sale to low-income buyers. Health hazards in the home are tied to a variety of poor health outcomes, including lead poisoning and asthma. Largely because of the aging housing stock in upstate New York, these hazards are particularly prevalent here. HHQ has long been committed to ensuring all Central New Yorkers have access to housing that is not only affordable, but also safe and healthy. Funding from the Mother Cabrini Health Foundation is a critical tool in our efforts. Our sincere thank you to the Foundation for continuing to support our work in Central New York.

New HHQ Board Members & Officers
Royce Woods joins the HHQ Board as the Buffalo representative. He is the Chief Diversity, Inclusion and Community Development Officer for Evans Bank in Buffalo, New York. Mr. Woods and Evans Bank were part of the initial launch of HHQ’s Buffalo & Erie County lending programs. He currently serves on the Ralph C. Wilson, Jr. Children’s Museum and Literacy Buffalo Niagara Board of Directors. He is a recipient of the Buffalo Business First “40 under 40” award and the Mary B. Tolbert Community Service Award.
Julya Guins-Clark joins the board as a resident member and is a long-time HHQ customer and an even longer-time advocate for the Syracuse community. Ms. Guins-Clark holds a dual degree from Syracuse University in Early Childhood & Family and Community Service and has worked as a teacher’s assistant, a classroom parents aid, a parent educator and a director of programming. She is a busy trustee for People’s AME Zion Church and has served on the YWCA Board of Directors and the Mayor’s Commission for Women. 
Michele Fernandez joins the board as a private sector member. She is Vice President, Enterprise Risk Manager & CRA Officer, for Solvay Bank and is currently a member of HHQs’ Board Development Committee. Michele serves as Treasurer at Hope Orthodox Presbyterian Church in Syracuse and is a member of the Government Relations Committee with the Independent Community Bankers Association of New York State. Michele was previously recognized by Syracuse University’s Whitman School of Business as a “Forty Under 40” award recipient.
Greg May now serves as the HHQ Board Secretary. He joined the Board in 2016 while he was the Senior Vice President for Residential Mortgage Lending for Tompkins Trust Company. Greg is a past president of the New York Bankers Association and has served on countless boards and advisory committees. He now serves, in his busiest role yet, as Grandpa, chauffeur and event organizer to four ages 10 months to 7 years.
Denise Welch now serves as the Assistant Board Secretary/Treasurer. She is a long-term Home HeadQuarters customer and buyer of a Home HeadQuarters rehabbed property on Syracuse’s southside. Denise is a program manager for the Black Leadership Coalition on Health and currently serves on many boards and volunteers with various community groups.
