Development activity during the 4th quarter of 2021 continued at a steady pace.

During the quarter, a total of 23 certificates of occupancy were issued for new businesses in Euless. Total certificate of occupancies for new businesses in 2021 was 121. New businesses opening during the quarter include Tommy’s Car Wash on E. Euless Boulevard, Navy Federal Credit Union in Glade Parks, Popeye’s Chicken on W. Airport Freeway, and Frost Bank on W. Euless Boulevard.

A building renovation/redevelopment project at 301 W. Euless (formerly Miller Muffler) was completed and space is now available for lease.
New developments that are in various stages of construction include Urban Logistics (S. Industrial), Nepali Cultural Center (Royal Parkway), Westpark Professional Center (Westpark Court), Circle K/Golden Chick redevelopment (S. Industrial), Service Master facility expansion (W. Euless), Shreeya Retail Development (Glade Road and Highway 360), Valvoline (Glade Parks), Walk-On’s Sports Bistreaux (Glade Parks), Mid Cities Psychiatry (Westpark Way), and MCS Child Care (Hospital Parkway). In addition, construction plans for a new 4-tenant retail/commercial building located in Glade Parks are currently under review.
Founders Parc (S. Industrial), Lonestar Estates (Westpark Way), and Ashlyn Estates (Ash Lane) remain Euless’ most active residential subdivisions with a combined 27 starts during the 4th quarter. Three smaller subdivisions are expected to begin construction in early 2022. These developments will add another 40 single-family homes.

City Purchases 18-Acre Property to Control Its Development
The City of Bedford is pleased to announce the recent purchase of 18.5 acres of land situated at the highly visible northwest corner of Hwy 183 (Airport Frwy.) and Industrial Blvd. (FM 157). The City closed on the property mid-December and is currently in talks with a master developer. The property was purchased from First Baptist Church of Euless, which used it as the church’s “Campus West” building.

The land purchase triggers a full redevelopment of the land and a partnership with a quality developer who will develop it with the highest and best uses. The City has already been approached by several businesses interested in building or leasing future space on the property.

City officials’ ultimate vision is a mixed-use project with a variety of uses that may include residential, retail, restaurant, office, hospitality, entertainment, and interactive or passive open space. This purchase provides a unique opportunity to create a special place at the gateway to the community for families to gather and spend time. Additionally, feedback from the recent Retail and Restaurant Survey will aid the City and developer in attracting desired tenants. The City’s goal is to have development activity within one to two years, at most.
6 Stones Mission Network and the Midwest Food Bank currently occupy space within the existing building on this property and will be permitted to remain at this location until site development progresses. Both organizations will be relocating in the near future.

The Gala at Central Park, Hurst

The HEB area is attractive with its many amenities and central location to a lot of families who would like to take up residence here. With Hurst being a city that is 99% built out, the best way to accommodate that interest is by using the few small parcels of land available to create vertical residential.

$60 Million of new apartment complexes have been built in Hurst the past two years and the last and third of these recently opened on Pipeline, The Gala at Central Park. It is a 55+ Senior Independent Living complex.
A relatively new concept in residential living is new single family homes for rent. ECM Development has broken ground on a new community of single family homes being built by David Weekly Homes called Eden Town Square. The five acre community next to Target will be managed with many services and amenities offered and plans to open in the next 12-18 months.
Citizens enjoy new restaurants to patronize and several have opened or are soon to open in Hurst. Olivo’s Café and Tortilla Factory has recently opened with an authentic Mexican food menu and also offers fresh tortillas to take home. Their menu and hours include a full breakfast menu with seven different breakfast plates and a wide selection of Olivo Plates offered throughout the day and evening. Herbs Indian Cuisine will very soon open their new Indian and Nepalese cuisine restaurant in the Tom Thumb Shopping Center. Sushi Go will also soon open a new restaurant featuring Japanese and Asian sushi, sashimi and nigiri. NY Style Pizza and classic Italian recipes will soon be served at the new Sbarro’s Italian Restaurant opening in the North East Mall food court. The coffee craze continues throughout DFW and the latest coffee bar offering in Hurst is the new Black Rock Coffee Bar opening at Sprouts Crossing on Grapevine Highway.

The Hurst Euless Bedford Economic Development Foundation is a partnership of the cities of Hurst, Euless, Bedford, the HEB Chamber of Commerce, and the HEB Independent School District. The Foundation markets the three cities primarily though trade shows, professional associations and meetings with commercial real estate developers.
