2022 is going to be a great year!
One thing that never gets old is the feeling I get when I see a project years after I worked on it. It happened last week on the way to one of our job sites. I drove by a four-story condo building built while I was in high school, and I had not seen it in years. It is also the location of my first job in the homebuilding industry. During summer break, I had an opportunity to work for a construction company as a day laborer. It was one of the most challenging and rewarding experiences up to that point in my life. It was also the best-paying summer job I could find.
As a laborer, I learned about the vast number of trades needed to build housing and met a fantastic man named Dale, who ultimately became my mentor. As the owner of a small electrical contracting company, Dale encouraged me to consider working in this field with an open invitation to join his team in the future as an apprentice electrician. I started working with Dale a few years later and learned much more than a skill/ trade.
One of the most important lessons that I learned was that working in the trades offered me an opportunity to make a good living while learning valuable skills. It was rewarding, and at the end of every day, I could see the result of my effort. It was a perfect combination for me, both physically challenging and mentally stimulating. As an apprentice, I learned about the value of teamwork, how to read plans, the importance of camaraderie, and a skill that comes in handy often. Best of all, it led me to where I am today; working in the homebuilding industry.
Labor; or lack thereof; is a real issue facing our industry. The absence of an abundant workforce will impact our ability to construct the homes this state desperately needs. Working in the trades is not only noble; it is where many of today’s industry leaders got their start. I am a great example of that and why I am a massive fan of the Building Industry Technology Academy (BITA) offered by the California Homebuilding Foundation.
Over the coming months, you will likely hear more about BITA. If you are not familiar with it, I encourage you to look into it and consider supporting this vital program. BITA is actively recruiting, and members can use summer internships as a pipeline for recruiting graduates. Now is a crucial time to recruit the next generation of homebuilders.

The end of the year is near, and most of us are focused on year-end closings, wrapping presents, and finalizing business plans for 2022. Without stating the obvious, 2021 has been another challenging year marked by more historical events and unforeseen changes to our work and home lives; it has also been another year of learning for all of us, either at the individual or team level. As we all prepare for 2022, I am excited to be leading a dedicated team that advocates on behalf of the Building Industry Association members.
As a homebuilder, I recognize that our business is a social enterprise, positively impacting all of those associated with new home construction. I’m incredibly proud of you and your teams and the work you are doing to continue to be a force for good in Orange County and the state of California by making a difference on issues that touch thousands of lives. Over the last year, in our region alone, housing production created more than 20,000 jobs while providing shelter for thousands of families. It generated roughly 800 million dollars in taxes and fees that directly support our local governments, public safety, and education. Together, we are Building a Better World, One Home at a Time.
I can’t say thank you enough to the incredible Southern California Building Industry Association team. I’m truly humbled by and beyond grateful for your unyielding commitment to supporting our members, dedication to your work, and genuine compassion for each other. 2022 is going to be a great year!

Santa Ana Inclusionary Zoning
|
BIAOC is excited to announce that after months of battling an egregious Inclusionary Zoning proposal, on February 15th, the Santa Ana City Council split their votes 3-3 effectively ending threat of enactment. This policy had over 10 years of demonstrable failure and included additional provisions that would have ensured no new housing in Santa Ana. While we consider this to be a significant win for housing opportunity, there are rumored efforts afoot that could bring this housing killer back from the dead. As such, BIAOC continues to monitor the situation and will always provide the latest updates at our monthly Government Affairs Committee. The City of Costa Mesa recently received a letter from the California Department of Housing and Community Development (HCD) confirming what BIAOC has been saying for years: Measure Y is a housing killer. Specifically, HCD said, “the measure is clearly a constraint on development and conflicts with meeting state requirements.” As such, the Council has been charged with tackling this housing killer or face significant involvement by the State in their Housing Element. BIAOC is optimistic that Measure Y will be amended or repealed in a fashion that again allows for needed housing opportunity to flourish in an area where it is greatly needed. Newport Beach Inclusionary Zoning Study
|
The City of Newport Beach recently released an Inclusionary Zoning study that calls for in-lieu fees over $50 per sq/ft. Such a policy is undoubtedly a housing killer and will significantly limit the City of Newport Beach’s ability to meet the housing needs of its community. In October, the BIA, along with multiple public and private sector allies secured an incredible victory and continued the pause on implementation of the SoCal Greenprint at the Southern California Association of Governments. This month, as part of the continued pause, a SCAG Task Group was assembled to take a deep dive into the troublesome provisions comprising the Greenprint. This Task Group will continue to meet over the next several months and the BIA, along with our partners, will provide the research and advocacy necessary to protect housing development in the Southern California region.
