Sherriff's Sales: Judgments Involving Real Estate. In this session, we will explore different courses of action lender receiving notice of a Sheriff's sale of real property may take and their relative priority. Lenders may be intimately familiar with the mechanics, cause and effect of an auction at the direction of a Referee, pursuant to a Judgment of Foreclosure and Sale, but how would a Sheriff's Sale affect a mortgage already of record if the sale impacts? We will walk through possible actions a mortgagee may take when a notice of Sheriff's sale is received as well as the risk and possible reward of bidding at such a sale.

December: Property Preservation: Current Trends: As the season changes again to winter, join us for a review of property preservation current trends and an overview of steps a municipality may take that would ultimately result in demolition of a structure. A recommendation for demolition by a municipality may be shocking in some scenarios, or may be entirely expected, depending on the property's history. In this presentation we will touch upon relative timelines for demolition, possible performance or arguments which may stall or stop a third party demolition, and how a mortgagee can proceed if the structure on the land is razed.
