A Retrospective View of Interest Rates

The consequential interest rate rise of 2022 is still going strong with no obvious indications of slowing down anytime soon. It was just a matter of time before things balanced out after the historically low rates we experienced between June 2019, and February of 2022, but countless buyers were hoping for a shift by now. Some predicted rates would drop by mid-summer, which obviously did not happen as rates are currently hovering around 7.2% at the time of me writing this. Which brings me to my point: be very careful when it comes to taking advice from 'experts' in any field. In my experience, the more someone claims to

be an expert in a particular subject, the more wary you should be. How does that old saying go, "The loudest voice in the room seldom belongs to the most intelligent mind"? When rates started to rise in February of 2022 I heard a lot of people discussing the idea of waiting to buy once rates came back down, which in theory, makes a ton of sense, but in reality, didn't pan out. When the, "When's the best time to buy?" question arises, my answer never changes; when your ready! In my opinion, when your finances are in place, and the right property hits the market, is when you should go after it. Unfortunately I had a handful of clients who decided to wait out the high rates at that time (4-5%) only to find themselves in the same holding pattern nearly two years later because rates continued to climb. I personally like to use mortgagenewsdaily.com to keep up with, and research the recent history of interest rates which can help you get a better understanding of what a 'good' rate really is.
