Hello Neighbors,

We understand that some streets may have not been fully serviced during the March 24th street sweep. The company has made a second trip to the community early this week. As of now all streets have been swept. We understand that construction in some areas lead to more debris in the street. We are working with the street sweep company on having them out again.

Thank you all for removing your cars from the street to help make this process go smoothly.

THE PARKING LOT AT THE AMENITY CENTER WILL BE CLOSED FROM 1:00-8:00PM ON SATURDAY, APRIL 2 FOR FIDO FIESTA.
We are encouraging residents to walk, ride, or car pool up to the Amenity Center during the event time. Please be aware that most parking spots will not be available as vendors will be parked in that area. If you do choose to drive; please park along Tremolo Echo and Mezzo Breeze across the street.

If you have any questions, please do not hesitate to reach out to the management team. We are on-site Monday-Friday 9:00 AM- 6:00 PM. You can reach us at 210-908-9168.

Thank you all for your cooperation in making
Whisper Falls is a GREAT PLACE TO LIVE!
We are just a few short weeks away from the start of Quarter 2.
Gentle reminder, assessments are due next month. Whisper Falls assessments are $180 per quarter and are due on the first of January, April, July, and October. As a courtesy, we mail a letter reminding you of due assessments, unless you've opted into receiving your invoice via email.

If you are ever unsure about your bill, please do not hesitate to contact Community Admin & Standards Coordinator Trish Bent at [email protected].
***As of Tuesday, February 1 all accounts that are delinquent on assessments have had their amenity access card suspended. ***
Note: When you close on your home, the pro-rated current quarter assessment amount and potentially a full additional quarter of assessments are paid depending on when you closed. Please refer back to your closing documents for details on you assessments.
DO YOU WANT TO GET YOUR ASSESSMENT

Ready to make those spring cleaning changes?

Don't Forget To Obtain Approval First! You will need to submit an Architectural Control Committee (ACC) *Request for any work done to the exterior of your home or your lot. The ACC request is on the Whisper Falls website HERE.

Exterior changes include but are not limited to: house color, landscaping changes, roof color, fences, tree removal, flagpoles, basketball goals, above-ground pools, etc. In addition, our governing documents require that the Association approve all proposed architectural changes before any work is started.

To be on the safe side, don't change anything on the outside of your home or property before receiving approval. Changes made without approval could lead to a fine, or a forced removal/ change. If you have any questions, please do not hesitate to contact Community Standards Coordinator & Administrative Coordinator

Visit the Whisper Falls website for the ACC Request Form under the Resources tab, select Home Modifications.
The community is getting better about this issue. We still have some room for improvment. Remember to store your trash and recycle bins in the garage or behind your gate/fence. If you'd like to add a second gate or trash cubby, submit an ACC request to Trish Bent.
Spring time is here and many yards and areas are plagued with weeds. Please remember that yards need to be taken care of as soon as possible to comply with the CC & R;s. Inspections are performed weekly and violation notices and fines will be assessed accordingly. Please make sure that lawns are moved, edged, and weeded to keep your home and neighborhood attractive. If you have questions. Please contact the management office.
Compliance Drives occur weekly. Beginning April 4 we will be on the lookout for our next yard of the month. Get those lawns cut, the weeds pulled, and the front porch in tip top shape. We want to see you all shine!
If you find your card is not working correctly, please contact the management office. Be sure that your assessments are current so that your family can enjoy all of our fabulous amenities with ease.

As of Tuesday, February 1 all accounts that are delinquent on assessments have had their amenity access card suspended.
For your safety and the safety of the community, we will not allow anyone that does not have a card in to the amenities. Please come prepared to use the facilities with your access card, even during Lifestyle events. If you have temporarily misplaced the card or managed to lose it in the black hole of the couch cushions, we can disable the card for you. If you have found a card that you thought went missing; notify us to reactivate the card for you. Please note that no more than two access cards will be active per household. We can then reissue you a new card for a $15 check or money order.
Please remember not to allow anyone without an access card into the amenities.

Do not allow anyone with an access card that isn't working correctly into the amenities, as they may have had their card disabled for nonpayment or misconduct.

Homeowners must be present with their guests at all times.

Do not allow house guests or children to use your card without being present.

Anyone you let into the gym or pool without an access card or a non-functioning card will be considered your guest, and you will be responsible for them.
Come on by! We are here to serve the community. Please feel free to pop by and visit us in the office during regular business hours. Our door is locked, so please knock. As a reminder, please do not park in the Fire Lane
at the Amenity Center Roundabout.
8 Quick Tips about Amenity Center Room Rentals
  1. READ THE FACILITY RENTAL FORM! Details HERE.
  2. Check the community calendar to see if your desired date is available. View the calendar HERE.
  3. Reach out no more than 60 days in advance and no less than 14 days out. The reason is important as we bring in an outside cleaning crew to prepare and clean the venue before.
  4. Refundable Security Deposit: A $50.00 cleaning deposit and a $150.00 security deposit. Staff must receive two separate personal or cashier’s checks for the cleaning and security deposits payable to Whisper Falls Homeowners Association.
  5. Community Room Rental Fee - $75.00 for the first two hours, plus $50.00 for each additional hour. At no additional cost, one hour courtesy set up before event, and one hour courtesy break down after event.
  6. Pool Access Rental Fee – (Covered by the Community Room Rental Fee) Additional Life Guard Fee – Minimum of two (2) hours and permitted only during normal pool schedule. Pool use (1-25 guests) will require two (2) lifeguards, and the minimum period of time is two (2) hours for lifeguard service. Fees will be based on the amount charged to the Association.
  7. This date is NOT firm until the lease and checks are received by the Whisper Falls staff.
  8. When you are ready to book, email TRISH HERE.
