PARKLET & RESTROOM PROJECT - UPDATE!
Last year, we announced that in 2022, Harrison Avenue will FINALLY get a new public restroom and parklet at the Visitor's Center (adjacent to the parking lot) thanks to our partners at CDOT via the Main Street Revitalization Grant Opportunity #2. We are excited to announce that plans for the restroom and parklet are solidifying! With the oversight and project management of Hope for Homes.
Over the summer, the team was busy with barricade fencing and other pre construction planning. This past month has been dedicated to completing infrastructure. If you would like more information on the Parklet, please reach out!
The Leadville Main Street parklet-restroom project will be a great addition to our visitor center in desperate need of better amenities to serve those coming through needing a place to rest, get information, and plan their stay in Leadville. Additionally, this will be another service point for locals and business owners who need reliable bathroom facilities for public use. This project is being implemented in a stakeholder collaboration of the Leadville Main Street Program, Leadville Lake County Economic Development Corporation, Lake County, City of Leadville, Lake County Tourism Panel, Leadville Lake County Chamber of Commerce, Lake County Civic Center Association, Leadville Street Department, Parkville Water, Leadville Sanitation District, and Leadville volunteers.

LEADVILLE MAINSTREET'S "LEADVILLE IN BLOOM"(formerly Planter Box Program)
| |
Thank you all who participated and bought a planter box/auction item, we greatly appreciate your support! As of last week, flowers have officially been taken off The Avenue for the season. We will be preparing to place flowers back on the avenue in Spring of 2023, and will be looking forward to beautifying Harrison Avenue for another year.
It's so important to us at Main Street to have the help and support of our community members; we truly could not have pursued our planter box program, and all of our other programs, without it.

Leadville’s Historic
Preservation Commission (HPC)
At its late August meeting, the Historic Preservation Commission hosted officials from History Colorado and the National Park Service's National Historic Landmarks Program for a walking tour of downtown Leadville. The purpose of the visit was to discuss the options for expanding Leadville's designated "period of significance" to ensure that more buildings in town get preservation protections and qualify for rehabilitation tax credits. The group explored the length of Harrison Avenue and some surrounding blocks and alleys to see the full range of Leadville's historic buildings. The next step in the process will be for the HPC to conduct historic resource surveys of different neighborhoods to build a strong case for a broader period of significance. If you have a building constructed after 1900, this could help you qualify for certain tax credits and grants, so please reach out if you have any questions or want to support the effort.
If you’re interested in joining us at the HPC, contact
Lori Tye at adminassistant@leadville-co.gov today.

MAINSTREET AMERICA'S "MAIN SPOTLIGHT"
Catalyzing Upper Floor Housing with the Paul Bruhn Historic Revitalization Grant Program
Housing is an increasingly important concern for Main Street communities. Research conducted by Main Street America and funded by the 1772 Foundation has found that 75% of Main Street managers feel that there is not enough housing to accommodate everyone who wants to live in their district. Established models are often unable to meet these needs. Main Streets can play an important role in facilitating the development of new housing in vacant spaces in their districts, especially vacant upper floors.
In this week's Main Spotlight, learn how Rethos, the Coordinating partner for Minnesota Main Streets, is encouraging upper-floor development through their new program, "Looking Up." Funded by the Paul Bruhn Historic Revitalization Grant Program, this initiative invests federal resources in activating vacant upper-floors and encourages sustainable housing development in the state.
| |
The Paul Bruhn Historic Revitalization Grant Program is part of the Historic Preservation Fund (HPF), an important source of national grant funding for preservation projects. This program is funded by Congress, and a bill was recently introduced that would ensure permanent funding for the program.
Join the Historic Preservation Advocacy conversation at the National Trust for Historic Preservation’s Past Forward 2022 to learn how you can advocate for this important program. The virtual conference will take place on November 1-4. Please select this as an event option during your registration process. A volunteer Advocacy Captain will contact you with state-specific details.

HOW TO ESTABLISH PRICING FOR YOUR OFFERING
- Costs influence price. On a very basic level, price is the markup applied on the cost of the product/service offering. Businesses are not sustainable if costs outweigh the revenue, so figuring out ways to reduce costs in a startup and determining a price that exceeds these costs is crucial. This means the first rule of pricing has to do with the cost of goods. If a business’ suppliers and manufacturers are raising their rates, then an adjust to the business prices must be made to accommodate. Every $1 increase in the cost of goods, means at least $1 lost on the business profit. Review pricing often, and negotiate with vendors to keep your costs low. Things like pre-paying or shortening the pay window may be enough to negotiate lower rates with some vendors. Bulk purchasing may be another option to keep your costs low. But when all else fails, a price increase to the customer may be the best solution.

LITTLE LI - BURRO REMINDER!
We are so happy to see the active congregations in our beloved Zaitz park, and are especially happy to see that our Little Liburro is being frequented, so much so that we can hardly keep it stocked!
As a reminder, the Liburro is a Little Free Library, and works on the "take a book leave a book" philosophy. If you have some old reads that are collecting dust, please swing by Zaitz if you are thinking of donating them! Free literature is a wonderful thing, and we want everyone to have the opportunity to take a peak and find a good read! The liburro is located in Zaitz park, on 612 Harrison Avenue.

Your copy should address 3 key questions: Who am I writing for? (Audience) Why should they care? (Benefit) What do I want them to do here? (Call-to-Action)
Create a great offer by adding words like "free" "personalized" "complimentary" or "customized." A sense of urgency often helps readers take an action, so think about inserting phrases like "for a limited time only" or "only 7 remaining"!
