Winter greetings from snowy, beautiful Vermont! If you're here in Vermont now, you know we've had a fantastic winter with abundant snow ... although it's been a little gray and I miss the sun. If you're not in Vermont now, you are probably looking forward to the time when travel back and forth is allowed without restrictions. In the meantime, I hope you are having a great winter and getting outside for sunshine and fresh air whenever you can.

Most of you know that I am a volunteer Advanced EMT with the Londonderry Volunteer Rescue Squad (LVRS) and I'd like to use this space this month to remind you to make sure that your 911 address is boldly displayed so that first responders (and package deliveries) can find you. GPS maps are amazing, but they aren't always accurate.

Here are some hints so that you can help emergency personnel find you when you need us:
  • Make sure your 911 number is easily visible.
  • If your house is not visible from the road, make sure your 911 number is posted at the road, on the mailbox, a signpost, tree, etc. Multiple locations are fine!
  • Display the 911 number so that it is visible to travelers coming from both directions. You never know which direction your emergency responders are coming from.
  • Numbers should be at least 4" high and preferably 6" high.
  • Reflective numbers are appreciated.
  • If your 911 number is on a tree, post, fence etc., make sure your numbers are placed high enough to be visible over the snowbanks.
  • And, finally, if you call 911 at night, turn on all of your porch and outdoor lights. Doing so helps us find your house and maneuver parking as needed.
Thank you for your attention to this important request. There is nothing worse than a delay because emergency personnel can't find your house.

Be sure to check your smoke/fire and carbon monoxide alarms AND change the batteries!

Speaking of smoke/fire and carbon monoxide detection, did you know that Vermont has some very clear-cut rules about the type, number and placement of smoke/fire and carbon monoxide detectors in your home? These rules are REQUIRED at the time of sale, but all homeowners should take the time to make sure they are protected. The Division of Fire Safety's Office of the State Fire Marshal website has some great information: see here.

Carbon Monoxide Detectors Requirements for Owner-Occupied Single-Family Free-Standing Dwellings*
  • A carbon monoxide alarm or detector shall be centrally located outside of each separate sleeping area in the immediate vicinity of the bedrooms.
  • Each alarm or detector shall be located on the wall, ceiling, or other location as specified in the installation instructions that accompany the unit.

Smoke Alarm Rules and Requirements for Owner-Occupied Single-Family Free-Standing Dwellings*
  • The law specifies that beginning Jan 1, 2009 new owner-occupied single-family dwellings, and dwellings that are sold or transferred, must have a photoelectric style alarm installed in the immediate vicinity of any bedrooms and on each level of the dwelling.
  • Smoke alarms must be photoelectric. This technology is best for detecting and protecting against smoldering fires.
  • New construction must have alarms that are electrically wired in with battery back-up.

* The rules for condos, apartments and townhouses differ and you can find guidance for those on the Division of Fire Safety's website here.

Home Sellers in 2020 Averaged $69K in Equity

A recent article in the National Association of REALTORS Magazine estimates that home sellers averaged about $69,000 in equity in 2020.

""Last year marked a unique year in the history of home prices and profits in the United States," says Todd Teta, chief product officer at ATTOM Data Solutions. "A once-in-a-century health crisis tore through much of the nation's economy but seemed to have the opposite effect on the housing market. Demand remained strong as people who could afford the space and relative safety of single-family homes did just that, aided by super-low mortgage rates and a strong stock market. But they went after a narrowing supply of housing stock, so prices soared and so did seller profits."
