Thanks to funding from Resort Tax and Spanish Peaks Community Foundation, BSCHT's RENT LOCAL Program now offers CASH to homeowners who rent long-term to local workers.

In the program's first year, RENT LOCAL converted 14 units by offering convenience services to homeowners. However, flipping 14 of the 1,288 vacation rentals in Big Sky is not enough to meet the community's housing needs, and building more options will take years.

Given these market conditions, BSCHT decided to try something bold and new by offering cash incentives in an effort to increase the number of long-term rental units available to Big Sky’s workforce.
WHY RENT LOCAL?

1. Help local employers and workers. Gallatin County is experiencing a worker shortage because there is nowhere for employees to live.

2. Reduce traffic and pollution. 78% of Big Sky’s workforce commute from communities at least 40 miles away.
RiverView Annexation Survey Results: 78% "Very Concerned" About Lack of Housing
The Big Sky County Water and Sewer board received almost 800 survey responses regarding the annexation of RiverView, a collaboration between BSCHT and Lone Mountain Land Company to develop apartments for local workers off Lone Mountain Trail. The majority of survey respondents favored annexation.

In a 3-2 vote at its July 20 meeting, the Water and Sewer board approved the revised ordinance to annex RiverView into the Water and Sewer District. The Board requires two more readings, scheduled for August 24 and September 21, before annexing the property.

Without annexation, BSCHT cannot continue the RiverView project, resulting in the loss of 100 homes that Big Sky desperately needs.
SPANISH PEAKS COMMUNITY FOUNDATION
Spanish Peaks Community Foundation has generously donated funds to support RENT LOCAL since the program started in 2020. Previously, SPCF funds helped the Housing Trust develop property management services for owners renting long-term to locals. Most recently, SPCF's donations assisted with establishing the Pilot RENT LOCAL Incentive program, which offers homeowners cash in exchange for long-term leases.
