Your transactions are our stories.
When we sold Larry's house he was, frankly, less than cooperative, and his dogs unbelievably even less so. It took a while to sell the house and our best buyer prospect, Lesley, was visiting with her agent for maybe the third time when Larry's dog squatted on the new carpet right at Lesley's feet...and pooped. "Shit!" I thought!

All's well that ends well though as Lesley, who is thankfully an animal lover, went on to buy the house and was seemingly and perhaps inconceivably amused by the pooping incident. Later, when she and fiancé Ed married and melded families, we were honored to be selected to sell her house. Ultimately, we went on to sell Ed's house, Lesley's dad's house, and to help Ed and Lesley buy their new home together. From humble (and hilarious) beginnings, a wonderful and warm working relationship grew.

This week, I posted on Facebook a picture of my pups on my lap and Lesley left a quick comment. I loved it--with a heart. But I want you to know, I actually really loved it. The time we spend with you as we help you buy or sell your house or houses may seem very brief to you. But to us, that time is weaved into the greater tapestry of our lives (real estate is truly is a lifestyle, or maybe just our lives!). So when we think of Lesley and reconnect with her, whether with a quick comment on Facebook or a short chat at parties, we love it. We think about Larry and his dogs, Lesley and her girls, Ed and his kids, Bob and his kind and wonderful heart--and it all just matters so much to us. Thank you for staying connected. ~Cathy
It's that time of year!
Brandy Eggnog
One of the first recipes in "a guide to pink elephants" was the Brandy Eggnog recipe and it was one of our favorites.

  • 1 egg
  • 1 tablespoon powdered sugar
  • 1 1/2 ounce Brandy
  • 3 ounces milk (we used half and half--yum)
Beat white and yolk of egg separately. Add ingredients to yolk, then stir in beaten white. Shake well with ice, sprinkle with nutmeg and serve. (Try not to think about drinking raw eggs if you make this; it was delicious.)

I made a huge mess making this recipe. Also, I tried taping myself making it and it was tremendously boring but here's a link to an abbreviated clip and my mess. I do love the sounds in this video (cracking and beating eggs, ice in the shaker, and the occasional expletive).
Q: Dear Cathy, should I clean my kitty litter before every showing and every open house?

A: Yes. Yes, you should.

Folks, we have a winner.
Folks, we have a winner. With no additional 2021 contenders in sight, and having beat eight other Duchess sales, we can safely declare the sellers of our Duchess listing at 5414 Chatsworth Court the Duchess Champions of 2021. With a sales price of $705,000, a zero contingency contract, and a free rentback, we are high-fiving all around! Want to see more? Video here.
How about a Little Before and After?
We were under strict instruction to do it quickly and to stay on budget. Bam! We prepped and painted our listing at 605 Manor Drive in Vienna and had it on the market a matter of weeks. We are currently under contract, having received multiple offers, with no contingencies, and an eye-popping sales price! Super proud of our team for making this happen!
Ahoy Matey!
Well, hello puppy! Here is Mary Hovland's submission of her cutie-pie, Skipper! Mary writes:

"How did we get so lucky to be the owners of this delightful cockapoo whom we named Skipper?! True to his name, this puppy loves the water and is our kayak companion. He follows in his mother's footsteps as he has never met a stranger! Such a sweet pup."

"The most affectionate creature in the world is a wet dog." ~Ambrose Bierce
I don't think you can say it too often, do you?
As we wrap up this edition of the newsletter, I thought I would close with a big thanks to two big helpers: our hardworking, multi-tasking, fast-running, amazingly-organized admin and transaction coordinator, Barb Murillo, and my super-talented, endlessly-generous, also hardworking, creative genius, my favorite big sister, Anne Reynolds. Without each of them, nothing would get done. Thank you, ladies!

Ta ta for now! ~Cathy
