UDC Process News

The 2021 Unified Development Code (UDC) Amendment process is underway! To date, there are a total of 68 proposed UDC amendments online; 58 of these were submitted by the Development Services Department.

 

As a reminder, all proposed amendments are tracked on our dedicated UDC webpage, in the Amending Tracking section. The window to submit proposed amendments will remain open through Feb. 1, 2022. After the application window closes, the Planning Commission Technical Advisory Committee (PCTAC) will begin reviewing proposed amendments in live-streamed meetings, all of which are open to the public to participate.

The Planning Commission Bylaws Committee met on Nov. 5, 2021 to review potential updates to the Technical Advisory Committee (TAC) bylaws based upon feedback from the Oct. 7 City Council session. The Bylaws committee determined to add three community members and to separate the environmental and historic category, each with their own primary and alternate members​.


The Planning Commission adopted these amendments on Nov. 17. 


For consideration to be a TAC member, please complete the application by Dec. 20.

Winter Holiday Schedule

DSD and the Fire Marshal’s Office will be closed Dec. 24 through Dec. 31, 2021 in observance of the City Winter Holiday. Both offices will re-open on Jan. 3. 2022, as regularly scheduled, from 7:45 a.m. to 4:30 p.m.

 

Inspections on Dec. 28 and 29 will be available if scheduled and paid for by 10 a.m., Friday, Dec. 17.  The inspection fee over the holiday break is $100 per discipline (Building, Mechanical, Plumbing and Electrical), per inspection. Note:  Online scheduling for inspections will not be available during the Winter Holiday Break.

  • Fire System Inspections - (210) 207-8410 (Fire Inspection fee is $82.40/hour with 2-hour minimum.)

Holiday Recordation Schedule


The revised recordation dates are as follows: 

  • Winter Break - The recordation date for week of Dec. 20 was changed to Dec. 23 (deadline is Dec. 22, at noon)
  • The last day for Plat recordation for this year is Dec. 23, 2021
  • Out-of-sequence recordation options are available
  • The first recordation date of the New Year will be Jan. 7, 2022

New TIA Worksheet Now Available

DSD continuously looks for ways to streamline, enhance and improve our development processes. As such, please note the following land development changes: TIA threshold worksheet has been updated to improve submittal/review processes.


The auto-fillable TIA Worksheet form is now live. Some highlights include:


  • All ITE Trip Generation Rates (10TH Edition) have been added to be automatically filled in depending on the applicant’s land use​
  • Total peak hour trips are automatically calculated within the worksheet​
  • A second page was added to allow for customized rates for larger developments or for developments in which the traffic engineer has justified custom rates​
  • The worksheet will highlight the change in trips if a TIA or TIA update is triggered​
  • There are additional options including “Circulation Study Required” so the required submissions are clear​
  • All ITE codes have been added based on the latest edition (10th)​


Some benefits of the new worksheet include applicants do not need to purchase the ITE Trip Rate books to fill out the worksheet; the worksheet takes less time to fill out with automatic fields; staff review time is reduced​; and consistent information is provided for staff review.


The new worksheet is posted online and can be found at the Land Development (sanantonio.gov) website < Land Entitlements < Forms & Applications section​. 

Check-In Anywhere

City Pass has a new look and name! You can now Check-In Anywhere to join the line when coming down to the One Stop to meet with city staff. It is easy and convenient, and saves you time. To get started, just click on either image and select your service needs.


The DSD website has both images (pictured on the right) to choose from, one is in the rotation banner, and the other is in the Quick Links section on the right hand side of the page.

Veterans Day Celebrations

Development Services celebrated Veterans Day with our 47 veterans and staff. DSD held a U.S. Flag raising ceremony on Nov. 9 and a small reception to recognize our veterans and to thank them for their service.

Military Appreciation Day at City Hall

As part of a Veterans Day salute, the City of San Antonio partnered with the San Antonio Spurs to create a promotional “Military City USA” t-shirt. City veterans were encouraged to wear these shirts on Nov. 10 to celebrate Military Appreciation Day.
