The KEY to All Your Real Estate Needs
If it appears you're seeing more homes out there for sale, you would not be wrong. Inventories continued inching-up during the month of August. With this increased inventory, the median price decreased slightly while the average days on the market increased by one day from July to August.

I love the feel of fall in the air, and the anticipation of all it brings with it. This year, get into the fall spirit with a visit to a local farm. Take in a fall festival at the Lowe Family Farmstead or Linder Farms. Think of fall - think of pumpkins. How about apples? If you ever peruse the produce aisle and wonder what the difference is between the wide variety of apples - check-out the chart below.

Key Market Takeaways...

  • The median sales price for homes in Ada County was $530,500 in August, down nearly $10,000 from July, although 32.2% higher than the same month last year. In Canyon County, the median was $410,500, down slightly over $4,000 from July, although 32.9% higher than the same month last year.
   
  • While our region has faced insufficient supply compared to demand for years, the main driver of home prices over the past few years, August marked the fifth consecutive month of inventory growth. In Ada County, there were 1,124 homes available for sale, up 6.5% from July and up a tremendous 90.8% compared to August 2020. In Canyon County, there were 740 homes available for sale, up 9.4% from July and a whopping 212.2% compared to August of last year.

  • These inventory gains were very encouraging, and likely prompted by higher prices. Although still low compared to what they might have been had they tracked with the historical trendline. 
August Home Inventories on the Rise

The August market saw another increase in home inventories in Ada and Canyon counties. While recent home inventories have been low, how do they compare over the past five years? Here are a couple of graphs that depict the changes.

In Ada County from August 2016 to 2019 inventories decreased by 35.6%; from 2016 to present that percentage decreased by 100%.
In Canyon County, inventories changes were less dramatic. From August 2016 to August 2109, inventories decreased by 28.7%. From August 2016 to present, inventories decreased by 34.3% as opposed the 100% decrease in Ada County.
