MIKE'S HOARDER MESS WAS UNSIGHTLY,

BUT IT WAS NEVER AS BAD AS ***THIS*** L.A. DUDE (below), who just ignored his neighbors and the city.

Hoarding is a mental illness which Mike defensively denied most of his life. He has now changed his ways thanks to an old friend's persistence, and today, he is so much happier and stress free.


The complaints the City got were never about his events with The LA/OC, the potluck dinners, the cinema movie nights or CMG: California Mens Group; but rather the homeless and drug vagrants that he allowed to shelter on his property out of his misplaced generosity. They were always on his front porch, driveway and in front of the house. They all took from him and almost never gave back. And they brought their dumpster-diving junk with them, adding to Mike's mess.


His longtime friend took charge and implemented the "Diligence in Vigilance" plan (2021 June through 2024): to evict, file Restraining Orders against, and ban over 72 persons in Mike's orbit who were bad for him and his property, something that he couldn't do himself in the last 42 years.


The 3-year project to clean out the mess, and repair and renovate the 80yr old dilapidated home was exhausting this past 26 months (a new roof and solar panels, as well as Japanese-invented Split-Air ductless HVAC and new interior design is the last phase in 2024/25). Mike has owned the home since 1982. The house pre-dates the incorporation of the City in 1956.

The Patio Bar's Pergola

While we wait for the new Pergola that has auto-shutting roof slats, night heaters, and lowering side shade screens (above), we replaced the broken Patio Bar roof and retrofitted all electrical outlets as waterproof to meet safety code.

So EXTRA...

We went beyond standards to ensure a non-drooping, safe patio roof as a temporary fix before the Pergola is installed:

We are testing the new waterproof conduit and outlets for outdoor use, which are fed from special, sensitive circuit breakers to cut power in case of water intrusion. The extension cords and power strips were all removed.


Remember: Your home's circuit breakers are the FIRST defense against a short-circuit fire! They don't last forever, and many buildings/apartments and homes have breakers as old as from the 1940's (STAB panel) or Zinchos. They were either banned or grandfather-clause outdated for a reason.


Recently, even a modern panel failed to trip a breaker when a bathroom ceiling vent fan crossed wires when the house shook during a huge thunderstorm, and that started a blaze in the drop ceiling. A panel replacement can be $5,000 or more, but a 2am house fire that forces you to displace your life at the least convenient time is far more costly and injury, breathing in toxic fumes and death is not worth it. It can take 9 months or more before city officials allow you back into your home.


When completed, the new Patio Bar outlets will all be water tight and quickly trip if breached.

SAFETY! We're so EXTRA!

New model alarms often have 10-year batteries in them. Don't take chances; clearly label ON THE FRONT an 8-9 year replacement date and test them monthly. Many date-reminder labels are on the side and easily can be overlooked and forgotten. Putting a REPLacement date on the FRONT makes people look and notice it.


Newer models also send a wireless signal out to all the other alarms in the home, so if ONE goes off, they ALL go off.

FIRE DEPARTMENT ACCESS

If there is a fire, can the first responders easily find the 2 things they need to shut off immediately before fighting the fire: Electricity & Gas?


This house has "Demarc" (demarcation) drop/control on opposite sides. In the dark of night, delays of only a minute can be deadly. Help the firefighters help you!


If you are a renter, ask your building manager or property management company about ensuring that firefighters can find the main shut-off controls QUICKLY! Especially in the dark.
