August was yet another strong month for real estate. I go into the details, stats and why things are how they are in my video linked above but the bullet points are:
- demand is high for property but supply is low, creating a little more of a sellers market
- as a result, days on market is continually decreasing as properties are sold quickly
- sold prices are steadily increasing month over month
- current trends may change as immigration and other factors change as our current situation evolves and borders open up
The takeaway point if you are a seller is that now is a great time to sell and move, especially if you are downsizing or moving out of the GTA.
If you are a buyer, you really benefit from have a real estate agent working for you to find properties that are exclusive (not on MLS) and not yet listed but getting ready for sale. And in a situation where a property is listed and has quite a bit of demand and interest from other buyers, having an experienced agent can be the difference between winning the home or not.
