BACK TO SCHOOL

Its the most wonderful time of the year....back to school! Each year parents everywhere sing that lyric to themselves seeing their children off to school and feeling a sense of routine once again after two months of summer fun. This year this means so much more, not only are parents excited (although probably also nervous) getting the kids back to school, friends and routine but many others are going back into the office for the first time in a long time.

This month may be a signal of change for many of us for many reasons. Whatever combination of normalcy and routine you are heading into this month, I hope it is something positive for you and your family and I hope it sets the tone for the remainder of 2021.

August 2021 Market Update

August was yet another strong month for real estate. I go into the details, stats and why things are how they are in my video linked above but the bullet points are:

demand is high for property but supply is low, creating a little more of a sellers market
as a result, days on market is continually decreasing as properties are sold quickly
sold prices are steadily increasing month over month
current trends may change as immigration and other factors change as our current situation evolves and borders open up

The takeaway point if you are a seller is that now is a great time to sell and move, especially if you are downsizing or moving out of the GTA.

If you are a buyer, you really benefit from have a real estate agent working for you to find properties that are exclusive (not on MLS) and not yet listed but getting ready for sale. And in a situation where a property is listed and has quite a bit of demand and interest from other buyers, having an experienced agent can be the difference between winning the home or not.
