In accordance with Article XIII, Section 13.2 of the Association Bylaws, additional candidates may be nominated by the REALTOR® members. 
 
For those wishing to nominate a REALTOR® member for an Association Officer or Director position that is not on the initial Slate of Candidates, Nominating Petitions will be available from the Association office Monday, November 8th through Monday, November 22nd

Deadline to return petitions is end of business day Monday, November 22nd.
 
ALL VOTING WILL BE DONE ELECTRONICALLY!

You will receive Notice on Wednesday, November 24th of the "Final Slate of Candidates". 
Voting begins on Monday, November 29th. You will receive your ballot via email.

Deadline to submit ballots will be Wednesday, December 15th, 4:30 p.m.
 
Our new leaders will be announced at our Annual Membership Meeting on Thursday, December 16th, at CenterPlace Regional Event Center.

Taco Tuesday at the SAR!

All members are invited to enjoy a complimentary lunch at the SAR on Taco Tuesday - Tuesday, September 14th - 11:30 a.m. to 1:30 p.m.
The Sasquatcho Taco truck will be cooking and serving in the association parking lot at 1924 North Ash Street.

Members of your association leadership team will be there to visit with you and hear how you're doing.

All members are invited to enjoy a complimentary lunch at the SAR on Taco Tuesday at the SAR - Tuesday, September 14th - 11:30 a.m. to 1:30 p.m.

Take this FREE 3.0 clock hour Washington REALTORS® safety class taught by the engaging WR instructor Terry Eccles- Pettet.

Developed in partnership with NAR's REALTOR® Safety program, this three-hour course is an essential primer on how real estate professionals can limit risk to preserve safety, including their safety and their clients' safety, for positive business outcomes.
The goal of the National Association of REALTORS®' REALTOR® Safety Program is to reduce the number of safety incidents that occur in the industry, so every REALTOR® comes home safely to his or her family every night.

Just Cause Evictions – HB 1236
Washington REALTORS® has received a few questions regarding HB 1236 (Just Cause Evictions) that passed out of the 2021 Legislative session.

The WMFHA (WA Multi-Family Housing Association) has produced a number of informational posts on Landlord-Tenant bills, including HB 1236, and they’ve given us permission to share this information with interested members.

New Hours for County Offices
Spokane County announces new office hours for the Assessor, Auditor, Board of Equalization, and Treasurer.

These offices will be open for normal office hours from 8:30 a.m. to 4:00 p.m. weekdays beginning Monday, September 13th.

These offices have closed at 1:00 p.m. on Fridays for more than a decade.

"Overvalued real estate market"
A new study confirms what Spokane home-buyers have long suspected: The Lilac City is one of the most overvalued real estate markets in the nation.

Researchers from Florida Atlantic University and Florida International University released a list of the top 100 most overpriced housing markets nationwide.

Spokane ranked sixth with home prices more than 45% above expected value based on past pricing history.

It had previously been announced that the event would take place in person, in Wenatchee; the room block had already sold out. 
 
New guidance from the governor and concern over increasing cases of COVID-19 caused this decision. 
 
So we persevere. 
 
Registration is open now.

The SAR is partnering with Spokane's Habitat for Humanity for the first time in a long time.
 
Join your colleagues and friends (family members welcome, too) one Wednesday a month through the summer - next and final shift for the summer will be on September 15th.
 
No experience necessary; all abilities welcome! 
This effort will help build decent and affordable homes for those in need.

Your SAR will be holding an Oktoberfest party/fundraiser as the big social event of the fall, this year - replacing the Christmas party/fundraiser.

All proceeds from this year's event will go to Beats & Rhythms - a support network for children and families affected by Congenital Heart Disease.

Make Your Safety a Top Priority

Real estate professionals face job-related risks every day and at the National Association of REALTORS®, member safety is a top priority.

September is REALTOR® Safety Month and our goal is to reduce the number of industry safety incidents so our members can make it home safely, every night.
 
On September 15th and 16th, from 11 a.m. to noon (Spokane time), join former police officer, 35-year REALTOR® veteran, and 2022 REALTOR® Safety Advisory Committee Chair, Janet Judd, for a free two-part safety webinar, “Avoiding REALTOR® Danger Zones.”

The SAR offers a full schedule of virtual classes to help members satisfy their professional development requirements to keep their REALTOR® status current.

 Code of Ethics cycle ends
December 31, 2021
 

Your Code of Ethics status will appear in the top-left corner on your home screen if you've completed the class.

You can also check your Code of Ethics status on the NAR website: https://www.nar.realtor/my-account?tab=term-My-Education
 

All brokers must take this class once every three years. 
 
We're currently in the cycle 1/1/2019-12/31/2021

Please note for new agents, completing your first two-year renewal, you must first take the 7.5-hour Code of Ethics and Fair Housing class, within 3 months of joining the SAR, and then you will be eligible for ethics training of not less than three hours of instructional time during the next two-year cycle. 
 
The NAR Code of Ethics Class offered at the SAR is a 3.5-hour class called "Code of Ethics for Real Estate Professionals". 
 
Your membership will be suspended, until the class is completed, if this requirement is not met.

Successfully Selling HUD Homes

Since HUD is a major mortgage lender, they also must deal with foreclosures, like any other lender. In the event of a foreclosure, HUD will have to sell the defaulted property to get back the money lost on the loan. Since HUD deals with such a high volume of mortgages, they are well equipped to handle a high level of foreclosures as well. HUD ends up selling a great deal of foreclosures throughout the country every year, and for buyers and real estate investors, they can be very profitable purchases. HUD homes often sell for anywhere from 30% to 60% less than their market value, simply because they are foreclosures.
