Avoid possible MLS or ethics complaints by properly scheduling showings
As the market heats up, CNYIS and GSAR are receiving reports about agents not properly scheduling showings or following showing instructions from within Matrix. Failure to follow the MLS rules can result in an MLS or ethics complaint, which can have serious consequences starting with fines. All appointments for showings and negotiations with the seller of a listed property filed with the MLS shall be conducted through the listing broker, except when the listing broker gives the cooperating broker specific authority to show and/or negotiate directly; or after reasonable effort, the cooperating broker cannot contact the listing broker or his representative; however, the listing broker, at his option, may preclude such direct negotiations by cooperating brokers.
To assist all involved in following the state reopening guidelines, the default time between showings has been set to 30 minutes, and it is recommended that buffer be utilized at all times.
