The median days a home is on the market has dropped to 41. Seventy properties closed in the last seven days, and there are a whopping 585 homes pending! Our extremely active market reveals pricing flaws immediately, and over one-third of listed properties have lowered their asking price. Buyers looking to make Central Oregon home have been undeterred by high costs and low inventory, partially fueled by record-low interest rates. The robust home sales have increased closing times as home inspectors, appraisers, and loan underwriters work overtime to keep up with demand. Forty-five-day closings are not unheard of currently, leaving very little time available to complete a purchase or sale by year-end. Typically fall is busy in real estate, and 2020 is no exception. Even though we are experiencing a strong seller's market, year-end can be an excellent opportunity to buy a home.
