Our Friendly, Fun, Food Fight for Second Harvest needs your help!!
The GoFundMe account that was set up to collect funds went through some changes this year and it didn’t make it very user friendly for you to donate.

We’re hoping you or your office can collect funds and either mail us a check made out to Second Harvest or drop by our office with your checks and cash by Friday 10/29/2021.
 
The Spokane Association of REALTORS® in the past years has raised over $15,000 for Second Harvest, however this year we’re coming up seriously short in donation funds for them due to the glitch in the GoFundMe account.

Every $1 donated equals 5 meals! If you have any questions, contact Chair Judy Flemmer 216-1135 or Tami Peterson at the SAR 326-9222.

You will receive Notice on Wednesday, November 24th of the "Final Slate of Candidates". 
Voting begins on Monday, November 29th. You will receive your ballot via email.

Deadline to submit ballots will be Wednesday, December 15th, 4:30 p.m.
 
Our new leaders will be announced at our Annual Membership Meeting on Thursday, December 16th, at CenterPlace Regional Event Center.

The SAR housing advocacy campaign - Together Stronger - is now in its second month.

This campaign is bringing awareness to the region's housing crisis and what buyers/sellers, elected representatives, and business leaders can all do together to ease the inventory stress in the local housing market.

This effort is born of a member survey, last year, that showed a strong majority of SAR members wanted to do something to advocate for more housing options in the region and remove some of the roadblocks in the way of home-ownership.

Three Tips to Find Listings
in the Current Market
Well, that was quite a summer real estate market!

Huge year over year valuation gains, bidding wars and lower than low levels of inventory.

At one point there were even more NAR members than listings!

However, things do appear to be cooling off a bit and leveling out in many areas. But that doesn’t mean that the inventory shortage (and increased competition) is going to just disappear.

It will mostly likely be more of a slow fade. Then again, maybe not. Predicting and timing markets is a tricky business, and hardly an exact science.

The point is, finding listings and sellers isn’t going to get easier overnight. You need motivation, a plan, data, and market insight. You need to get in front of would-be sellers to earn their trust and pique their interest.

 Code of Ethics cycle ends
December 31, 2021
 

Your Code of Ethics status will appear in the top-left corner on your home screen if you've completed the class.

You can also check your Code of Ethics status on the NAR website: https://www.nar.realtor/my-account?tab=term-My-Education
 

All brokers must take this class once every three years. 
 
We're currently in the cycle 1/1/2019-12/31/2021

Please note for new agents, completing your first two-year renewal, you must first take the 7.5-hour Code of Ethics and Fair Housing class, within 3 months of joining the SAR, and then you will be eligible for ethics training of not less than three hours of instructional time during the next two-year cycle. 
 
The NAR Code of Ethics Class offered at the SAR is a 3.5-hour class called "Code of Ethics for Real Estate Professionals". 
 
Your membership will be suspended, until the class is completed, if this requirement is not met.

This mandatory course will include: An introduction and discussion of intentions, goals, and purposes in properly completing the new Purchase & Sale Agreement; the deposit, parties and property; financing and the financing contingencies, title insurance and transfer and inspections; representations and disclosure; and remaining provisions.
 
This class must be taken once every four years. We are not in the 2021-2024 4-year cycle.

"Current Issues in Washington Residential Real Estate 2020-2021" is the Core Curriculum course required by DOL. 
 
Remember, you must take this class every 2 years for your license renewal. We are now in the 2020-2021 two-year cycle.

Since HUD is a major mortgage lender, they also must deal with foreclosures, like any other lender. In the event of a foreclosure, HUD will have to sell the defaulted property to get back the money lost on the loan. Since HUD deals with such a high volume of mortgages, they are well equipped to handle a high level of foreclosures as well. HUD ends up selling a great deal of foreclosures throughout the country every year, and for buyers and real estate investors, they can be very profitable purchases. HUD homes often sell for anywhere from 30% to 60% less than their market value, simply because they are foreclosures.
