Threats to First-Time Buyers' Path to Ownership
Higher home prices are translating into higher down payments. The median home price is $350,000, according to the National Association of REALTORS®. That means a buyer would have to put down $70,000 (or 20%) on a purchase to avoid private mortgage insurance.

Low down payment loans are available for those who can’t reach that 20% down payment threshold. For example, FHA loans require 3.5% down, which would be $12,500 on a median-priced home.

DESCRIPTION: In 2002 Captain Diggs Brown was called to active duty to fight the Global War on Terrorism. He found himself in Afghanistan training the new Afghan National Army and conducting operations against al Qeada and Taliban. Not only did he fight a war but he voluntarily participated in the rebuilding, supplying, and teaching at a school for the children of a local village. He, along with the chaplain, secured tons of supplies and put forward the effort to rebuild one of the first schools to allow girls to attend after the rule of the Taliban. Diggs also authored a book about his experience titled “Your Neighbor Went to War.”

DESCRIPTION: As COVID-19 continues to shape our world, SMDRA has learned to adapt and do things differently. These changes will include the 2020 Annual Holiday Brunch and Toy Drive benefiting the Boys & Girls Club of Denver.

GREAT NEWS…SMDRA WILL STILL BE HOLDING THIS EVENT!
This year’s event will be very different and will adhere to current Colorado guidelines. The event will consist of a Drive-Thru Toy Drive and Parade of Trees held on Thursday, December 3, 2020 from 4pm to 7pm.

The SMDRA parking lot will be lit up with decorated holiday trees. The trees will have been donated and decorated by our SMDRA REALTORS and Affiliate Members. Drive through our special winter wonderland while dropping off your toy donations. Our generous sponsors will provide holiday treat delivered to you in your car.

The Division of Real Estate continues to receive complaints concerning real estate brokers not following state and county-issued guidance regarding COVID-19 restrictions when performing real estate activities. Please be aware that many Orders are still in effect and you should be vigilant to stay in compliance of those Orders for the safety of yourself and others.

DORA recognizes that these orders, while detailed, do not necessarily reach the level of specificity many of our regulated professions desire. Additionally, we know that businesses and professionals are being asked to absorb information from a wide variety of sources, and many amended versions of public health orders. In an effort to provide not only additional clarity on industry and business-specific safety measures, but also to synthesize information from many State of Colorado sources, we ask you to once again review the additional guidance for real estate brokers and services.
