The nationwide low inventory of listed properties has created a real estate market unlike any ever seen before. Locally, we have also seen a strong shrinking of inventory since January 2020. This chart shows this explicitly:
A recent nationwide survey conducted by Homes.com defines the strength of this current seller’s market. This study included 1600 recent sellers. Here are some of the highlights:

 82% of sellers went under contract at list price or above

25% of sellers had 5 or fewer showings before going under contract

26% of sellers had an average of 8 showings before going under contract

 10% of contracts had no in-person showings at all—the increase of virtual tours, coupled with pandemic protocols, has contributed to this increase. 

National Association of Realtors (NAR) claims that 9 out of 10 homes sold in less than a month. Lots of cash!

27% of sellers accepted offers $10,000 or even $20,000 higher than list price

28% of sellers required cash contracts with no contingencies and 30 days or less to close

14% of sellers elected to sell their home “as is”

A Guide To: Self-Awareness
1.) Your past experiences are shaping your perception of this present moment. Ask yourself, “Am I seeing the situation for what it is, or am I viewing it through the lens of insecurity?”

2.) Other people’s pasts are shaping their perception of you. If what they’re projecting onto you doesn’t resonate, don’t internalize it. Their issues aren’t always about you.

3.) Sometimes it is about you. Ask yourself, “Have multiple people giving me similar criticism? What could they be noticing in me that I can’t see?”

4.) Remember we all have emotional blindspots or harmful behaviors that unintentionally hurt the people around us. Being open to unflattering feedback helps us grow into better versions of ourselves.

5.) When you’ve been told you hurt somebody, believe them. Whether it was intentional on your end or not.

6.) Judge your emotions less, reflect on them more. Understanding where they stem from will allow you to observe your emotions rather than getting absorbed by them.

7.) Avoid the temptation to make choices that are familiar but no longer serve you. Ask yourself, “Is this really what I want, or is it just what I know?”

8.) The more you know somebody the better you can love them. The same goes with you. Continue to get to know yourself on a deeper level. Not just who you are today, but who you are becoming.
