Industrial: "The vacancy rate of 4.6% is near record lows, and minimal supply pressure will keep vacancies historically tight in the near term."*


Office: "Thanks to a strong recovery in the job market since the coronavirus-induced downturn, Colorado Springs is in far better shape than most markets even though supply pressure pushed vacancies to 9.8% in 21Q3. The vacancy rate is projected to continue rising in the near term with the delivery of new product to the market."*


Retail: "Most of the development underway is either near Downtown, or in the rapidly growing northern part of the metro. These parts of the metro boast high (or rising) population density, relatively high incomes, and - especially in North Colorado Springs, proximity to Denver."*

Olive Real Estate Group is pleased to announce that Christopher Shirley has been appointed as the Business Development Director for Olive’s Property Services division. Christopher is the contact for new and growing relationships for our Property Management and other ancillary management services provided by Olive. As an experienced leasing and sales broker, along with his history of entrepreneurial activities, his leadership with the Management Services team in this capacity is an exciting addition to our full-service team. Chris’s understanding of the commercial world and enthusiasm to connect with others has made him the perfect fit to represent the company to the public. Chris is long time resident of the Pikes Peak region, active in community events and a respected professional in the Real Estate community. We are pleased to have Chris part of the Management Services team connecting with property owners throughout the Front Range developing new business and growing the Olive brand.

Ingrid Richter represented the Seller and Jim DiBiase represented the Buyer in a 1031 Exchange sale of the property located at 2050 Cygnet Heights in the Southeast Submarket of Colorado Springs. The 68,370 SF Class A industrial building situated on 6.8 acres sold for $11,830,000. The building is 100% leased to TMC Design Corporation, an advanced engineering company specializing in solutions for the US Government. Olive Real Estate will continue to manage the property for the Tenant TMC Design.

Every quarter CoStar recognizes the Top Deals done in each market. Olive Real Estate Group is extremely proud of each and every one of its brokers, but this quarter Alex Dumas, Charley Conrad, and Lloyd Riphenburg closed the largest lease deals (according to square footage leased) in the office and industrial market.

New Medical Office Building

Construction has begun on the new 65,000 SF medical office building located at the NWC of Interquest and Voyager. Development along Voyager and Interquest has been booming. This is the hottest corridor in town with several new hotels, retail strip centers, an In & Out distribution center, medical offices, and a Centura Hospital campus all under construction or recently completed. Paul Rubley, Director of Healthcare Advisory with Olive Real Estate Group has leased 35,000 square feet of this Class “A” medical office building.
