Update from Sea Pines CSA on the Launch of New Online Rental Pass Request System
Sea Pines CSA has partnered with a company called CSA360 to transition to a new safety and security software program.
 
We were scheduled to provide access to the online rental pass request system module of this software to Owners who self-manage their Rental Property and also to Rental Management Companies on Monday, October 24th.
 
Unfortunately, CSA360 has not finalized one aspect of the rental pass request system. We are continuing to work with CSA360 and expect this to be completed in the very near future. As soon as this issue is resolved, we will provide access to this module to the rental community. 
 
We appreciate your patience as we onboard this new system.
Sea Pines CSA Rental Registration Fee
In March 2021, the Board created a Revenue Task Force to examine/research the impacts of rental of residential property in Sea Pines and to consider feedback from the community regarding this funding issue. After nearly ten months of work, the Revenue Task Force recommendations were presented at the May 19, 2022, Sea Pines CSA Board of Directors meeting. That recommendation included a resolution to create a Business Rental Registration Fee to support the need for funding to increase and enhance the security and land use management services.

The Board approved that Resolution, and effective January 1, 2023, any Member of CSA that rents or leases any Residential Property must first register such rental property (herein a “Rental Property”) with the Sea Pines CSA Director of Finance and pay an annual registration fee based upon the number of bedrooms advertised (“Rental Property Business Registration Fee”).

  • 1 or 2 bedroom properties: $300
  • 3 or 4 bedroom properties: $700
  • 5 or more bedrooms $1,000

These fees will be billed in the Spring of 2023, and additional information will be provided in advance of the billing.
Important Reminders From Sea Pines CSA
Sea Pines Drive Infrastructure Repair Project In Progress
Phase 3 of the Sea Pines Drive infrastructure repair project is underway with an estimated completion time of Spring 2023.

  • Work will be performed Monday - Friday from 7 am - 6 pm. Traffic control will be present in the work zone, as needed.
  • Please observe and obey all traffic management personnel, signage, and devices.

Red Cardinal Road 

  • Stormwater drain pipe excavation and replacements are in progress (pictured here) in this area.
  • Milling followed by paving operations are scheduled for the week of November 7th, weather permitting. 

Snowy Egret Road

  • Stormwater drain pipe excavation and replacements will begin the week of October 31st on Snowy Egret Road. Project work will take approximately 4-6 weeks to complete, weather permitting.

Project work will also include:

  • Wagon Road - Drainage construction and resurfacing/paving roadway
  • Sandhill Crane Road - Resurfacing/paving roadway

1.2 miles of Sea Pines Drive from Lighthouse Road to Baynard Cove Road

  • Stormwater drainage upgrades and replacement
  • Roadway resurfacing and realigning
  • Realignment and widening of leisure trails
  • Addition of pedestrian crosswalks and curbing in select areas
  • Reconstruction of the leisure trail pedestrian timber bridge at Beachmarker #24.
  • New signage installation, tree work, and minor landscaping

Seasonal Reminders
Town of Hilton Head Island Animal Beach Visiting Hours Reminder
October thru March
  • Dogs allowed anytime on a leash or under positive voice control
 
Additional Regulations
  • Animal excrement must be removed and properly disposed of from the beach
  • It is illegal to allow pets to chase or harass wildlife

Enforcement
 
The Beaufort County Sheriff's Department and Town of Hilton Head Island code enforcement officers patrol the beach and enforce all beach regulations.

Sea Pines CSA Gate Pass Office Seasonal Hours Began Monday, October 24th
 
As of Monday, October 24, 2022, through early Spring 2023, the Sea Pines CSA Gate Pass Office, located at 32 Greenwood Drive will implement the below seasonal hours:

  • Sunday – Thursday: 7:00 AM - 9:00 PM
  • Friday & Saturday: 7:00 AM - 11:00 PM

Property Appearance and Noise Reminders
  • Laundry items (e.g., towels, bathing suits, clothing) may not be hung on railings/balconies or any other location where visible from adjoining properties, a golf course, the beach or the street. 

  • Household items (e.g., coolers, bicycles, skateboards), yard maintenance equipment (e.g., mowers, trimmers, gas cans), and sports equipment (e.g., field sports equipment, basketballs, kayaks, canoes) must be stored out of public view when not actively in use.

  • Trash cans and recycling bins shall be kept in service yards at all times. Curbside trash pickup is not provided in Sea Pines.

  • Bright exterior lighting may not be left on for extended periods, and/or after 10 PM. In no case shall they shine into a neighbor’s residence or property. 

  • Please be courteous and mindful of noise levels of people and pets.

Wildlife Safety Reminder
November is peak “rut season” for white-tailed deer; exercise caution around the community as bucks are less cautious during this time and may be more approachable. Admire wildlife from a safe distance and keep your dog on a leash. Please remember the following while driving in Sea Pines:
  • Slow Down. Drive at slower speeds during dawn and dusk hours when deer are known to be more active. Also, remember that deer often travel in herds, so if you see one animal there may be others in the vicinity.

  • Use High Beams. Using your vehicle’s high beams (if possible) can help you spot deer more quickly, which can give you the best opportunity to slow down as you approach.

  • Don’t Swerve! It’s an automatic response to swerve out of the pathway of an animal that darts out into the path of your vehicle. Experience proves that the property damage and injuries caused by car vs. deer accidents are more severe when the driver swerves to avoid hitting the animal. The best thing to do when a deer runs into the road is to slow down as much as possible and then allow your car to hit the deer.
 
What if my vehicle hits a deer?

To report a vehicle collision with a deer within the Sea Pines Community, call Sea Pines Security Dispatch at 843.671.7170. If there are injuries, call 911.
