Greetings!

Happy August! So many people are wondering what they should do in this housing market. One thing that leads us to believe the time is exactly right to buy and invest -- low mortgage rates. When you think that this past month rates dipped to 2.6% --that means a $200,000 mortgage would cost approximately $801/month. If rates rise as they are predicted to, then a 5% rate would mean a $1074/month payment. 

We used to feel a great rate was 7%, and historically it was at that time (1990s/early 2000s). At 7% a $200,000 mortgage would mean a $1331/month payment.  So really, if you can acquire property now and need financing for it--your spending dollar --what you are committing to in monthly payments --is literally 20-40% lower than it will be in the near future, and what it ever has been!

Ask your parents or grandparents about when mortgage rates were over 10% and in some cases 17% in the mid-1970s! Wow. Home ownership was the impossible dream.  But today, investing and buying real estate is the MOST affordable it has ever been.

MORTGAGE TRENDS TO WATCH
Buyers have fueled a red-hot housing market over the last year as they rushed to secure record-low mortgage rates. But shifts are underway, which may affect borrowers planning for their next home. Here are 5 mortgage trends to watch.

LATEST SALES STATISTICS
REALTORS® ASSOCIATION OF I R C, INC. MLS STATISTICS

Statistics developed by the REALTORS® Association of Indian River County through its Multiple Listing Service and in conjunction with Florida REALTORS reflect the following for June 2021/2020. The Residential closed sales of single-family detached homes totaled 402 units for June 2021. This compares to a total of 287 units in June 2020. The median price of single-family detached homes sold by members of the REALTORS® Association of Indian River County MLS for June 2021 was 330,000.

This compares to a median price of $265,000 for June 2020. Current active inventory of residential single-family detached homes total 463 for June 2021. This compares to the active inventory of 1,151 for June 2020.
The Residential closed sales of condominium homes totaled 129 units for June 2021. This compares to a total of 93 units in June 2020. The median price of condominium homes sold by members of the REALTORS® Association of I R C MLS for June 2021 was $230,000. This compares to a median price of $165,000 for June 2020. CHANGES TO THE LOCAL RENTAL MARKET IN FORT PIERCE
Changes to the local rental market in Fort Pierce, FL. Property owners looking to post their homes on popular websites such as Airbnb may face new costs as the city tries to enforce its short-term and vacation-rental regulations.

The City Commission Tuesday unanimously gave first approval to eliminating the requirement for rentals to have a conditional-use permit requirement and replacing it with a streamlined application process.
