As with most things in real estate, there's multiple different ways to approach just about every situation that pops up when purchasing a property. One of the most contentious points in real estate stems from when a buyer investigates the property they are in escrow on. There are multiple different stages of investigating a property, from the initial showing, to the sellers disclosures, to the final step of the buyer scheduled property inspections. For the standard property I recommend a Pest, General Home and Roof inspection. In Humboldt County those typically cost about $700 - $800 (depending on the size of the home). If the house has a septic system or if the properties water is supplied via a private well, then I would suggest a septic inspection and a well inspection in addition to the initial three. If the property was built before 1950, I would recommend an electrical inspection because we have so many homes that were built in that era that still have either knob and tube wiring, or Romex wiring in combination with the original two prong outlets. This combination results in ungrounded outlets because the outlet has no third prong (for grounding), which creates a fire/shocking hazard. |
