6B Success Tax Incentive Success Story
|
|
The Class 6b classification is designed to encourage industrial development throughout Cook County by offering a real estate tax incentive for the development of new industrial facilities, the rehabilitation of existing industrial structures, and the industrial reutilization of abandoned buildings. 6(b) incentives are renewable after 10 years. 6B tax incentive lowers property taxes from 25% to 10% for 10 years, raises taxes to 15% in year 11, to 20% in year 12 and returns them to 25% in year 13.
DeAnne Shallcross from Advance Equipment Manufacturing says "Dave Dillon with the Law firm Dillon and Nash, LTD. is a true blessing!" Dave helped Advance Equipment Mfg. Co. get the class 6B . They found him to be very knowledgeable and efficient. He kept them in the loop through every phase. "Dave was definitely on my side, he never let up, he got all the documentation completed in very short notice. Advanced Equipment is forever grateful! We highly recommend him if you need help with your 6B or any real estate tax issues."

Do You Qualify???
Class 6B Special Emergency Relief Classification
The fairly new Class 6(b) Special Emergency Relief Classification (referred to as Class 6(b) SER). In this condition, an Industrial property may qualify for a Class 6(b) SER reclassification if a property is found to be qualified under “Special Circumstances.” These circumstances are:
1)The industrial enterprise that occupies the premises has been at the same location for a minimum of 10 years prior to the date of the application for the 6(b) classification for the SER program.
2)The industrial enterprise that occupies the premises submits evidence of hardship supporting a determination that participation in the SER program is necessary for the industrial enterprise to continue operations at its current location and maintain its staff and that, without such designation, the industrial enterprise would not be economically viable, causing the property to be in imminent risk of becoming vacant and unused.
