And Now The Data
Last month, I talked about the new sense of optimism so many of us have been feeling. Although we had a very snowy month,(Scout and Archie loved every minute of it), we are just days away from March. I was talking to Daphne's mom and she was saying that even even if March is still cold - we are so close to Spring and warmer weather.
And with that optimism, also comes more data in the New York Real Estate Market.
There is no doubt, New Yorkers are looking forward to coming back to the City. I am even looking forward to going back to the office!
The last month has seen a huge increase in showings with units under the $2m mark going into contract faster than we have seen in the last year. November, December and January have all seen an increase in homes going into contract compared to a year ago - before Covid started. And February appears to be a record breaking month as well.
What you should know as a buyer and seller:
Buyers:
- once in a life time low interests rates - and rates will be going up with demand in the coming months
- low inventory - buyers are having to compete for many apartments
- hoping to still get some kind of Covid related deal
- 1-bedrooms under a million, esp. Downtown are in high demand
Sellers:
- buyers are back - and excited to be back in NYC
- pricing is key and must be on target for top price
- staging / styling still a must, virtual staging is not doing the trick
- Spring is always the hottest market of the year - and it started early this year

TikTok Horrified By This Studio Dubbed NYC’s
‘Worst Apartment’
For $1,650 a month, the West Village studio — comparable to a small walk-in closet — has a tiny fridge, no stove and zero bathroom.
One TikTok user joked that the bathroom was at a “Starbucks 3 blocks away.”
In fact, like many NYC single-room-occupancy units, in order to shower, you would have to carry your keys with you to unlock the communal bathroom that you share with other tenants on the floor. The toilet is in a separate location on the opposite end of the hall from the shower — and it doesn’t even have a sink.

Manhattan’s First Public Beach At Gansevoort Peninsula Will Begin Construction This Spring
Hudson River Park Trust expects to begin construction this spring on Gansevoort Peninsula Park, Manhattan’s first public beach. Located on the Hudson River waterfront near Pier 53 at Little West 12th Street, the 5.5-acre project is expected to be completed by the end of 2023.
In addition to the public beach, the peninsula will also include multiple kayak slips, a large lawn with ample seating, a large sports field, a salt marsh, a dog run, picnic tables and a large permanent installation coordinated by The Whitney Museum of American Art. From artist David Hammons, the structure is titled Day’s End and will take the shape of a warehouse formerly located on Pier 52.

Historic Village Cigars Building Will Be Sold
Not only is the building that houses Village Cigars iconic for its oft-photographed location the corner of 7th Avenue South and Christopher Street, but because on the sidewalk out front is Hess Triangle, once the smallest piece of private land in New York City. Speaking with current owner Jonathan Posner, who said, “The pandemic has detrimentally impacted the property’s retail income and the expense of operating the building continues unabated.” Sources say it will be sold for around $5.5 million.

Telling the Stories of NYC’s Black ‘First Villagers’ - and Others
For Black History Month, we as a country look back and celebrate the historic achievements of our Black forebears while paying homage to their brothers and sisters who continue to change the future. How can we adequately celebrate Black history in this country, specifically right in our neighborhoods, if their culture isn’t being properly being preserved and celebrated — right among us — in these very blocks?
Andrew Berman, executive director at the Greenwich Village Society for Historical Preservation, spoke about the work that the GVSHP is doing to get protected status on sites of historic and cultural significance for marginalized communities — such as women, LGBTQ people and the Black community.

New Restaurant Planted Opens in NYC
A new plant-forward restaurant has opened in NYC! Planted Restaurant, which was previously Seabird, is now offering plant-based, vegan, and seafood in the West Village. Opened by British-born Elizabeth Green, the hotspot is now open from 12 pm-9 pm every day!

According to the restaurant, the menu features “Savory small plates include Sweet Chili Yuca, Roasted Eggplant and Hand Pies with an assortment of fillings like edamame and corn with horseradish dip or impossible meat with potatoes and herb aioli. Large plates feature Quinoa bowls, Shrimp Risotto, and Stir Fried Rice Cakes with impossible crumble.”

Car Travel: I Wear My Seat Belt - Do You?
My dads just took me out to Fire Island for a week of fun! I love digging in the sand, rolling in the sand and sometimes eating a little sand.
I am getting a lot better in the car, but it takes me a while to settle down and sleep. But since this is a very busy travel weekend coming up, here are some great tips to keep your furry babies as safe as possible when traveling - and wear your seat belt!
