All exterior construction in Lost Creek must be approved by the Architectural Control Committee (ACC). This requirement is in addition to any approval received from the City’s permitting process.
Different sections within Lost Creek have different sets of deed restrictions; but all of them require approval of all new construction by the ACC, with language such as:
No building, wall, structure, or improvement of any character shall be erected or placed...nor shall any existing structure be altered, until the building plan and specifications...have been submitted to and approved by the Architectural Control Committee.
The specific wording will vary from section to section, but this basic requirement applies to all properties within the District.
HOW TO SUBMIT AN APPLICATION:
Step 1: Look up your deed restrictions.
Lost Creek has 19 different sets of deed restrictions. Determine which section your property is located in here.
Step 2: Review your deed restrictions.
Once you have located your section, review your deed restrictions to determine if your project needs approval from the neighborhood association’s Architectural Control Committee (ACC).
Step 3: Complete an application to the Architectural Control Committee of the neighborhood association.

Obtain approval from the ACC before beginning your project. Failure to receive approval prior to beginning your project may result in enforcement action by the Limited District and delay of your project.

City of Austin permits may also be required for your project. The ACC does not provide these approvals, and you should seek them separately. City of Austin Permits

Finally, if you receive a courtesy notice from the Limited District, PLEASE RESPOND. Often, deed restriction violations can be remedied with a quick conversation. If you receive a violation notice, please contact the Limited District office at 512-327-6243 right away to begin the process of resolving the issue. Failure to respond can needlessly escalate matters and waste District resources.
