Welcome to 2021. Can the things get any crazier? The world is suffering from an indiscriminate virus. Many get it and don't even know it. Others suffer terribly including people who were seemingly healthy. Too many succumb to it. Some who think they have recovered end up suffering from debilitating long-term effects.
The economic impacts are no less arbitrary. The virus has taken a terrible toll on millions of businesses and has cost the United States many millions of jobs. At the same time, some have been relatively unfazed or have even prospered. For those of us fortunate to be able to work from home it has even provided some side benefits.
I don't know all of the potential individual circumstances, but it appears that most of the real estate appraisal profession tends to fall more on the side that has continued to prosper. For those who have managed to maintain a steady income, a booming stock market and rising residential real estate values have increased wealth, widening the divide between those who have and those who don't.
Times like this force one to take stock and reflect upon what is truly important in life. For those who can it is imperative to give back to your community.
The officers, directors, and committee members of the Atlanta Area Chapter are here for the benefit of the appraisal profession and the general public. Appraisers have an important role in our economic ecosystem and we are here to serve you.
I encourage you to stay involved. If you belong to the Chapter, if you are reading this newsletter, are attending meetings, or are engaging in our education, you are helping to strengthen our profession. However, while there are benefits to being on-line, on-line education and Zoom meetings do not fill our needs for networking and comradery. Hopefully, we will have a return to normalcy later this year. In the meantime, I look forward to seeing you on Zoom and really look forward to seeing you in person and actually shaking your hand!

Art of Adaptation
A property management perspective of adaptive reuse

It seems you can't go a day without seeing headlines about the creative ways in which an obsolete space is getting a new life, whether it be a retail location turned into a warehouse, an old schoolhouse into multifamily rental units, or a former train station into a shopping destination. These transformations are examples of adaptive reuse (AdRu)-a term that has gained recognition in recent years.

New Jobs in Georgia: Permanent!
Boston Consulting Group to hire 331 in an $18 million service center on Peachtree in Midtown.
Local Developer buys Underground Atlanta with early 2021 hiring plan. Construction alone will be in hundreds.
New Local Ownership of the famed Westside Beltline 70- acre assemblage should generate an early 2021 start there too. Again hundreds.
Another Beltline Purchase is 9.3 acres in Oakland City (Murphy Avenue) in September.
Hyundai Motors is to hire 678 for new West Point plant next to their Kia plant (total of two will be 1,740), but construction employment will push grand total over 2,000.
Lidl Foods is the tenth Metro Atlanta store opened this month on Whitlock Avenue in Marietta. Each store employs about 200 people.
Lidl Foods Regional Headquarters & Distribution Center ($100 million) is coming to Covington - another 200 plus construction employment.
AMLI/Pope & Land's 21-acre mixed use complex in Brookhaven ($260 million) will bring hundreds in permanent and construction jobs.
Microsoft's $420 million expansion of their existing data center here will add 500 high paying jobs. They occupy substantial space in Midtown too, adding 1,500 jobs there.
State Farm's third (final) tower in Dunwoody has just topped out; expect a total of 8,500 employees in 1.7 million sq.ft. They shut down offices in 13 cities to consolidate here.
Amazon employs 10,500 here, but added 427,300 worldwide in the past 10 months (their total is 12 million).

Lauren Berkemeyer, MAI, AI-GRS
A graduate of Clemson University, Lauren E. Berkemeyer, MAI, AI-GRS began her career working for the largest privately owned appraisal firm in the United States, National Valuation Consultants Inc. During her tenure there she earned her initial appraisal licensure in the State of Georgia and gained valuable fee appraisal experience under the direct guidance of Peter A. Lamas, MAI. From there, she gained appraisal review experience at SunTrust Bank under the mentorship of Sandra Winter, MAI, AI-GRS and was fortunate to join Ernst & Young, where she was able to work with some of the largest companies in the world on both complex and dynamic valuation and audit assignments. She rejoined her mentor, Sandra Winter, MAI, AI-GRS's team in 2018 at United Community Bank and currently is a Senior Real Estate Reviewer, where she has been given additional responsibilities and project oversight in addition to reviewing high threshold loan financing projects.
Lauren currently serves on the Board of Directors and the Nominating Committee for the Atlanta Chapter of the Appraisal Institute. She has previously served as Chair of the Public Relations Committee and as an alternate regional representative. Throughout her career, she has been awarded the AIET Minorities and Women AI Scholarship, the Roy L. Gordon Scholarship and was recognized as a Volunteer of Distinction by the Appraisal Institute in 2019.
A native of Cincinnati, Ohio, Lauren currently resides in Baton Rouge, Louisiana with her fiancé Land and dogs, Addy & Lily. In her free time, she enjoys spending time with her family, cooking, and traveling.

Christopher A. Farrell, MAI
Christopher Farrell, MAI is a Director in the Atlanta office of BBG Inc. He joined BBG Inc. in January 2021. He has been in the valuation industry since 2008 upon graduating from Georgia State University with a BBA in Real Estate.
Christopher spent the first two years of his valuation career working in Virginia for the City of Roanoke Valuation Department doing government mass appraisals. In 2010, he returned to Atlanta to pursue commercial valuations at Metro Appraisals - Cumming and was mentored by Christopher Calhoun and George Galphin. Christopher spent 8 years working under George Galphin ultimately becoming Chattahoochee Valuation Group and gaining valuable valuation and consulting experience. He mentored trainee appraisers and helped with database and report writing implementation as well as client relations. In 2018, Christopher took a position at the Atlanta office of Integra Realty Resources and further broadened his commercial experience under Matthew Albigese. In 2019, Christopher moved to Calhoun Sands Valuation and Advisory working under Bennett Sands and rejoining his mentor Christopher Calhoun. Christopher was also able to gain experience with going concern convenience store valuations under Keith Nelson and Joe Rexroat of Retail Petroleum Group, a division of Calhoun Sands Valuation and Advisory. Recently joining Grant Griffin at BBG Inc. in 2021 as a Director, Christopher will continue to appraise all types of commercial real estate with a focus on industrial properties.
Over the years, Christopher has appraised a variety of commercial properties throughout the southeast region. Property types appraised include single-family residential portfolios, golf courses, restaurants, mini-storage facilities, offices, industrial, lodging, retail, and mixed-use developments. His specialized experience includes mitigation banks and timberland portfolios as well as high-end large acreage recreational tracts.
Christopher is a resident of Alpharetta, Georgia with his wife Daniela and three-year-old son Elijah. In his spare time, he enjoys spending time with his family, snowboarding, mountain biking, paddle boarding, camping and fly fishing.

Galen Sencil, MAI
Galen Sencil is a Vice President in CBRE Atlanta's Valuation and Advisory Services Group. Galen has over 10 years of commercial real estate valuation experience, including with complex assets such as regional malls, residential subdivision developments, country clubs, and luxury full-service hotels. He has extensive experience appraising multi-tenant retail properties, going concern hotels, and single-tenant going concerns such as gas stations.
He also has experience valuing complex data center properties such as mixed-use carrier hotels, multi-tenant colocation facilities, and powered base buildings.
In addition to significant experience with financing appraisals, Galen has provided appraisals for use in real estate tax litigation, financial reporting, and estate planning. He has also provided market rent studies and highest and best use analyses.
Galen has been with CBRE since 2013, first in the Tyson's Corner (Washington, DC area) office and now in the Atlanta office. Galen began his career in the Washington, DC area with SC&H Group Real Property Tax Services (later purchased by Altus Group) providing real estate tax analysis and advocacy for large regional and national owners. He transitioned to the appraisal group in 2011, still providing valuation primarily related to real estate tax appeals. In that role he worked on large and complex properties across the country, such as a major continuing care retirement community and an internationally known racetrack.
Galen is an MAI Designated Member of the Appraisal Institute and a Certified General Real Estate Appraiser in: Virginia, Georgia, South Carolina, North Carolina, Tennessee, and Alabama. Galen's education includes: Bachelor of Science in Business Administration, Warrington College of Business, University of Florida and a Master of Science-Real Estate, Warrington College of Business, University of Florida.

Matthew P. Smith, MAI
Matt is a senior associate appraiser with J. Lawson & Associates, LLC. He was an associate appraiser with Carr, Lawson, Cantrell & Associates, Inc. from August 2007 through October 2013 and prior to that worked in Right of Way Acquisition with the Georgia Department of Transportation. Experience includes market research and appraisal analyses for a diverse array of property types including but not limited to commercial, office, vacant land, and special use properties. He has completed numerous advanced appraisal courses and seminars with the Appraisal Institute, of which he is a member having obtained his MAI in 2021 is a Level 2 Appraiser for the Georgia Department of Transportation. Matt is a 2006 graduate of North Georgia College (now known as the University of North Georgia). He obtained a Bachelor of Science degree with a major in Social Science and a minor in Business Administration. He spent his college years working for the Northeast Georgia Health System.
A member of the Gainesville Jaycees since 2008, Matt has been an active board member within the organization since 2013, serving as President in 2017. He was named a VP to the State Jaycees board for 2015 and 2016. Additionally, he is a 2013-2014 graduate of the Leadership Hall Program. Matt also serves as an active board member for Rehabilitation Industries of Northeast Georgia (RING), which is non-profit organization that provides vocational services to individuals with disabilities or other with similar vocational needs to reach independence and self-sufficiency through training, support, and advocacy.
Matt is also involved with local politics, serving as Secretary of the Hall County Republican Party from 2016 to 2017 and as Chairman from 2017 to 2019. He was also voted as a State Committee Member in 2018 for the Georgia Republican Party and currently serves as 3rd Vice Chairman for the Georgia 9th District Republican Party.
Matt currently resides in North Hall County with his wife Jessica, daughter Mattie Brooke, and Mini Goldendoodle Gus. Besides spending time with his family, he enjoys hunting, golf, and playing music. An Atlanta Braves and Georgia Bulldogs fanatic, Matt (along with Jessica and Mattie Brooke) spends summer evenings watching the Braves and fall Saturdays in Athens pulling for the "Silver Britches." Go Dawgs!
