Phase 3 Begins Monday

NEW!
Phase 3 Begins Monday!

Effective Monday, March 22nd, the entire state will enter a new third phase of the Roadmap.

Washington REALTORS® have worked with the Governor's Office and the NWMLS to interpret how these changes would affect the real estate industry and provide guidance for practical application.

In Phase 3, the following changes will apply to the real estate industry:

  • Capacity for real estate offices, including guests, is limited to 50% or lower. Appointments are not required for clients to visit real estate offices. Remote meetings with clients are encouraged.
    • This is a change from 25% capacity and required appointments for clients to visit real estate offices.
  • In-person brokerage activities at the property (showings, inspections, etc.) are permitted by appointment with no more than ten (10) people on site, in addition to the broker, with face coverings, strict social distancing, and proper sanitation measures.
    • This is a change from five people on site, in addition to the broker.
Please note that the current Phase 2 protocols remain in place until March 22nd.

Median Home Price Soars

NEW!

Spokane real estate makes front-page news routinely, now, as we continue to set new records for price appreciation and average selling price.

Tuesday's edition of The Spokesman-Review has us there again - front page, above the fold.

2021 SAR President Eric Johnson and 2021 SAR Governmental Affairs Committee chair Tom Clark are both interviewed for the story by Amy Edelman, who writes:

Multiple offers and bidding wars are the norm in a Spokane County housing market that saw the median home price soar to a record $325,000 last month.

The price is reflective of the 21% increase from February 2020 to February 2021, according to the Spokane Association of Realtors.

Dangerous Business Practices

NEW!

Washington REALTORS® Legal Hotline lawyer Annie Fitzsimmons is seeing some dangerous business practices occurring in this seller's market.

So, this week, Annie continues a new video series with RE/MAX Integrity Owner Broker Paul Blumenstetter to focus on these dangerous practices with a goal of helping us all avoid them.

In part eight of this series, Annie and Paul wrap up this series with a conversation about offer instructions that  say buyer should waive the right to receive seller's completed Form 17 by signing the third signature line.

The video runs about 10-minutes, online here:
