Taco Tuesday Summer Reprise
Post-pandemic Member Mixer
It was back! Tuesday, this week, saw the return of Taco Tuesday for the second of three times this summer as a post-pandemic member mixer.

Here's a one-minute video of the event so you can see yourself, or see for yourself:
Taco Tuesday began last year and was inspired by the several hundred new members who had joined the SAR during the pandemic yet never met any association colleagues or even been in the association building.

The event was such a hit last year that the Membership Committee decided to bring it back three times this summer.

This week's event was the second of three.

The third and final Taco Tuesday of 2022 will be in the association parking lot on August 16th.
2023 SAR Leadership Nominations Now Open!

Due by Friday, August 5th
Nominations are open for directors to serve on your association board for 2023-2024.
 
There are five, two-year terms available on the board.
Nominees for directorships must be REALTOR® members of the Association who have:
(i)    served on a minimum of two (2) standing committees within the seven (7) years prior to the time of the election;
(ii)  served on one (1) standing committee within the three (3) years prior to the time of the election; or
(iii) who are currently serving, or within the one (1) year prior to the time of the election have served, as President of the Young Professionals Network or President of the Women’s Council of REALTORS®.

If a candidate has served on only one (1) standing committee within the three (3) years prior to the time of the election, that candidate must also attend two (2) Board of Directors meetings within the twelve (12) months prior to running for Director.
 
To place a name in nomination with the Nominating Committee, please complete the application forms, offered here.

The Spokane Association of REALTORS® has early-endorsed a slate of legislative candidates for the 2022 election season.
 
These candidates are among those who have served as REALTOR® champions in the legislature.

This week, the Spokane County auditor's office is mailing out more than 356,000 ballots.

The auditors office has already mailed nearly 7,000 ballots to military members.

Once ballots arrive, voters can mail them or place them in county drop boxes as soon as they want.

Ballots sent through the mail must be postmarked by Aug. 2.

County drop boxes lock at 8 p.m. on election day (August 2nd).

Spokane County real estate market sees uptick in available homes in June
Homebuyers in Spokane County found more available properties in June as rising interest rates slowed the intense competition that included multiple offers and cash bidding wars.

Housing inventory in June reached its highest level in more than two years, exceeding more than a month of supply for the first time since May 2020, according to the Spokane Association of Realtors. That means it would take a little more than a month to sell all properties listed on the market.

For comparison, the county’s housing inventory was about 12 days in June 2021.

“We’re seeing less cash offers and so you are going to have opportunity, especially with more inventory, for buyers to go out there and be successful with home purchases,” said Tom Hormel, Realtor at RE/MAX of Spokane and 2023 president-elect for the Spokane Association of Realtors.
City of Spokane tackles housing shortages with slew of changes
The Spokane City Council has passed a series of initial steps to begin the process of adding more housing to the Spokane area. Recent census numbers confirm. Spokane is about 25-thousand housing units short.
In this first phase, council members agreed to:
  • Adding in Accessory Dwelling Units (ADUs) in most areas of the city
  • Agreed to reduce requirements on developments under 20 homes
  • Eliminate “transition zones” from city code

Mistaken Identity: Forms
Part 5 - Form 38A is not the same as Form 39
Our Legal Hotline Series, Mistaken Identity: Forms is back with episode 5.

In this video Annie Fitzsimmons (Washington REALTORS® Legal Hotline lawyer) talks about why the Form 38A (the backup addendum) is NOT the same thing as a Form 39 (the second buyer’s addendum).

This mistaken identity runs into issues when the seller has sold their home to a ‘Form 22B buyer’ — a home sale contingent buyer — and the seller is still looking for another buyer (a ‘bumping buyer’) in case this initial buyer isn’t able to satisfy or waive their home sale contingency.

Watch now for Annie’s explanation of which form is right for the job.
