Dear Residents,

We have become aware of the recent update that UNH will be suspending all face-to face classes for the remainder of the Spring Semester. In response to this recent development, we want to answer many of the questions that you may have in regards to your lease and apartment with Madbury Properties:

Q: Is my apartment building open?

YES, all tenant services are being maintained and you have the right to access your unit at any time prior to the lease expiration date.

Q: When should I vacate my apartment/ property?

We highly encourage all residents to refrain from coming to campus to move their belongings out prior to the lease end date in May if possible. We are actively working on a phased move out schedule for this May time frame where units will be assigned a time slot to move out in order to prevent large crowds for the safety of our residents and their families.

Q: What if I want to move out prior to the lease expiration in May?

We highly discourage any resident from moving out of their unit prior to April 6th. If a resident does want to move out prior to May, then they will need to sign up for one of the general time slots that will be available for residents every day starting on April 6 th .

Q: What’s the status of my rent if I move out and am not occupying my apartment?  

You are obligated to pay your rent through the term of your Lease whether you are occupying the apartment or not.

Q: Can I use a cart to move out my belongings?

Yes, carts are available for residents at Madbury Commons. They will be located in the central lobby areas.

Q: I already moved my items out of my room and am not currently on-campus, can I mail my key to you?

Yes, package them in a box or sturdy envelope. Please include your name, unit number, and bed assignment in the envelope. The address is:

Q: What happens to my security deposit?  

After the Lease Term expires, we will inspect your unit and issue refunds within 30 days.


Q: When will the move out schedule and sign up be available to residents?

We are currently working on these plans and schedules. Please stay tuned for future communications with this information that will be released as soon as possible.
We realize this is a time of unprecedented uncertainty and our hearts go out to those who have been affected personally by the outbreak of coronavirus (COVID 19). We want to assure you that we take the health and well-being of our community, residents, and their families very seriously.

We continue to take additional measures to safeguard our residents and preserve our ability to operate; increasing the frequency of cleaning and disinfecting in public areas, following CDC guidelines for hygiene and social distancing, and promoting online rent payments.
