Hello residents and visitors of Wilbraham!


It has been a long time coming, but the Senior Center Project has broken ground. These construction newsletters are developed and generated by the Owner's Project Manager, to keep the community informed of the progress being made on the site. We look forward to sharing our progress with you!


The new 15,890 square foot senior center will serve 4,500 elders of Wilbraham, Mass. The two-story center includes a 2,500sf Multipurpose Room, Commercial Kitchen, Cafe, Lounge/Library, Classrooms, Games Room, Fitness Studio, Administration, Storage and Patio/Garden.

An OPM is an individual or firm hired by a community

to represent the owner’s interests throughout the design and construction phases of a building project. They serve as the Town's agent and consultant, with the role of a trusted advisor. In Massachusetts, OPMs are required for any public project with an estimated construction cost at or above $1.5 million (M.G.L. c.149, §44A 1/2).


The Town selected P3 - Project Planning Professionals, out of Norwell, MA as the OPM for the Senior Center Project. P3 has been offering OPM Services throughout New England since 2008 and is passionate about guiding projects from Design to Constructions so that communities get the best building possible.


An architectural designer designs buildings or landscapes, participating in the process from the idea phase to construction completion. They also produce models and 3-dimensional renderings to present to clients and other members of the design team, and meet with clients to discuss ideas, needs and the project's budget.


The Town selected Catlin Architecture to help guide and develop the plans for the new Senior Center. In addition to his expertise in residential, commercial, and historic projects, Mr. Catlin’s expertise in elderly design is evident through his involvement in the design of over fifty-five adult community centers throughout Massachusetts. Mr. Catlin is well versed in advocating the needs and goals of the elders in a community.

Through public procurement procedures dictated by Massachusetts General Laws, the Town has hired P&P General Contractors. P&P General Contractors is a general contractor firm out of Charlton, MA. They have 40 years of experience construction public buildings throughout New England. They are currently in control of the site, until construction is completed and ownership is handed back over to the Town.

Over the next few weeks, the work crews will pile the accumulated loam and begin the excavation of the retention basin for the storm-water recharge. The workers will also remove the unsuitable soils from the location of the actual structure.

 

Once these tasks are completed the contractor will begin the task of placing the foundation footings and the actual foundation.  These tasks will take approximately a month.  

 

While the site preparation progresses, the project manager, P3 and Catlin Architecture will be busy approving every piece of material to be used. Each piece is submitted and then approved by the designers for quality conformance to the project specifications. The management team will verify that the materials used match the approved materials and that the quality of construction is on par with industry and specified standards.

 

We ask that you enjoy the construction of your new Senior Center from a safe distance. Please do not enter the construction site and be respectful of the workers, as we are asking that they are respectful guests of our community
